We've been lacking in the new development posts lately, soooo here we go!

18th and Idaho:

This is a new residential building in the West Downtown Neighborhood. It was originally a CCDC RFQ project. It's a three story building with 48 units.







Second project!!
Symposium Development:


A new residential building on the site of the Symposium Bar. This is a separate project from the 7th story (bland) apartments across the street. It will contain approximately 169 residential units, in a mix of studio, 1 and 2 bedroom units. It will have a small commercial space on the side closest to the greenbelt.

This plot of land is about to become a fairly dense area with new apartments, offices and retail spaces. These two developments are about to add 530 residential units to the city. If you pair that with Roundhouse (Local Constructs) proposal across the street, the western end of Downtown is taking off.

The London stands on V-shaped structural members that are expressed on the interior and exterior of the building as they support the lantern-like parking cube above.

A ribbon of composite panel and curtain wall wrap around the parking cube on the Front and Broad street facades capped with heavily landscaped cascading steps that lead down from the amenity deck to the roof of the live work units.

The tower is clad in composite skin and curtain wall in an alternating pattern to create texture and variation in each façade.

8th Street's closure to automobiles (7 days a week) this past year is hopefully a sign of it remaining car free permanently.

I was downtown last night (Sunday) and it was so vibrant with crowds, buskers and musicians along 8th. The restaurants, breweries and bars were all packed with 45 minute wait times to get in. Word of warning, make reservations before expecting to walk into Juniper or Bardenay or even the bar @ Chandlers on a Boise summer night.

It looks like Roundhouse has been making some quite moves on their large parcel.
They submitted a DR app for the 28th Street Extension and it was approval this March. It also looks like they've been consolidating the parcels. They're down to 5 now, instead of the original 10.

Jefferson Building

I am loving all of the public art murals downtown and around the rest of the city.

We are a city of art, there is public art everywhere in addition to our natural artistic setting. I learned recently that Freak Alley is the largest outdoor gallery in the Northwest.
I will be posting more art shots in my photography thread.
