Again, for everyone not familiar with the proposal - this is a state development, not some random, pie in the sky proposal. They are only going to select a developer based on ability to get this project moving.

Right, but will they select this one? (Although Adjaye is an architect, I think the Peebles Corporation is the developer, correct me if I'm wrong).

I'm hoping we can see some more pitches. I also hope that whatever goes here towers over 30HY.

We don’t know who or what they will select. We’ve only seen one of the bids. We don’t even know that this is the tallest of those bids. All that we do know is that the state intends to see this site developed, and whatever is selected will be built.

Line 35 just proves my point of how silly it was to build the MTA vent building ("Javits Vent") without incorporating a major foundation load transfer point (mega-caisson) within the vent structure to accommodate a major real estate development (like the one we are talking about) in the future. The MTA could have made money on the deal, though its sort of par for the course with how underutilized much of their real estate is.

Yea, I'm just wondering if / when we get to see the rest and if one tops 1WTC (or at least CPT).

Is there a height limit / air rights for this site?

There are no height limits. The FAR is 24. (Lot size is 52,363 sf).

NYS really needs to ditch the 12 FAR limit on residential density

You have residential developments across the Hudson in Jersey City being built at a FAR of 25, and it isn't the end of the world.

This article (and the WSJ) says the Affirmation Tower will be 90-storeys. Can we get the thread title updated since we're already including the proposed height?

I think we’ve already gotten ahead of ourselves, as the state has several competing bids for the site, and nothing has been selected.

Perhaps but you can bet that any other city on here would have a thread for this "proposal" if it were occurring in their city. It might not be built. Something else may take it place, but right now this is the only proposal for the site that we have.

No, it isn’t the only proposal for the site. Right now there are 6. You only know about the Affirmation Tower because the developer released renderings. The state didn’t release anything. This thread has always been about what will get built in this site. One proposal will be selected, and the others will remain visions. We DON’T know that Affirmation Tower will be selected, though it will be nice if it is. BTW, if any of the other proposals are released, they will also be in this thread.

The site will get developed, so in some form, something will rise. An active proposal (from the sense of the redevelopment of the parcel) awaiting the bids.

Since the Affirmation Tower proposal was released, I would like to see more detailed renderings. I realize that what was released was primarily for the bid process, so they aren't expected to be great renderings

Would a FOIA be able to get the packages for the other 5 bidders? It's all a matter of public record I would presume.

Maybe, but they don't always release that information. It's often left to the bidders. For example, we didn't see all of the bids regarding the Moynihan/Penn complex. But JDS later released it's bid. Of course, the bidding of the railyards was a very open and public process. It all depends on what they want to do, but the fact that they haven't released any by now suggests to me that they won't. At the very least, when a bidder is finally selected, we'll get a report on the other bids from the NY Convention Center Development Corporation (like the LMDC, a branch of Empire State Development). We may or may not see designs.
