Just weighing in, late, on walk to downtown.

Google maps is showing it as ~33 minute walk to 240 Sparks. That's a good length walk to incorporate into one's fitness routine.

As well, to bus taking the 11 will take 22 minutes including an 8 minute walking component. The LRT is faster at 14 minutes but that includes 10 minutes of walking (using the 'bleak' route.) Both those are 'star-aligning' times.

To me that looks like a good distance, far enough away from downtown to not be held hostage by the weekly (or worse) demonstrations, but close enough to be able to walk it when the weather makes it a pleasant way to get fresh air, clear one's mind, and exercise.

I'm assuming they won't have time to switch the design from what's already been planned if they are continuing construction. It will likely look the same as if it was built as condos (true design or bait-and-switch).

Looking at SoHo Italia, or even Loop to a certain extent, these CHMC deals don't seem to negatively effect the final product.

Then I'm fully fine with this being rentals, plus it helps create more availability in the market - which we know is lacking.

Someone on the "Making Housing Affordable" Discord explained that the CHMC program requires rents for the units be 30% or below the median household income, which comes to about $1,500/month. That provides good value for someone who makes maybe $50k+. Good missing-middle between social housing for those who live below the poverty line and two couple households who make $100k+

Pardon my ignorance but, what does that mean? I can't seem to see any difference in design nor see any confirmation that it's going forward as rentals. What is the update?

As far as I know, it's just a shift from condos to rentals, with an affordable component provided through the CMHC program (low interest loan in return for rents on a certain amount of units being 30% or below the median household income for 25 years).

I wonder if they could get rapid approval for a height increase. Selling 30 floors of condos is a hell of a lot more difficult than renting out 30+ floors in such a prime spot these days. Different economics could change the scale.

Edit: Thinking a little bit more about this, they probably have to get modifications to the approval regardless. I really doubt the building will be the same after the rental conversion. I wouldn't mind seeing a 45 story friend for Trinity Station here.

Another in a long line of Claridge projects where we aren't really sure of what we're going to get when the shovels go in the ground. I guess Claridge is above community consultation in this city.

Updated the thread title and status based on Monday's construction start. Not aware if there is a new project name and it doesn't show up on the Claridge site yet.
