pretty nice project. and then the old NSWC site and that Surface Parking Lot in front of it on Kieth can get redeveloped next.
As expected it got rejected.

Horseshoe Bay Sanctuary

I did a walk all around the new development at Horseshoe Bay.

From a distance it kind of looks jammed up against the mountainside,
but when you walk through it you can appreciate that it's actually well spaced out.

The lanes leading to the back area give it a village sensibility.
I like the muted warm colour palette that seems to be derived from the natural setting.

Also, the variety of design treatments, rooflines and jumbled planes give it a nice layered look (see 5th photo below).

I look forward to seeing it in a couple of years with more people, the retail being open and the plantings and landscaping more grown out.
Also, after the improvements are complete to the public areas on the village waterfront and the Boathouse restaurant being open again with it's new decks.

Great shots, thanks!

Looks like really close spacing in a few of those shots, but those look like side-to-side placements.
The hanging lights looks good - hopefully they don;t burn out frequently.

Is the bent wood pavilion the project's amenity / party room?

Here's a look at the information sign about the waterfront improvements taking place at Horseshoe Bay.

Also, the old Boathouse Restaurant and the new deck being installed.

That bent wood building is the boat house. Yes, a boat house lol, this is Westbank and the ultra rich, so expect it:

Boat House

Horseshoe Bay’s Boat House will be like no other. Can you imagine walking down the pier and into this soaring and elegant structure to show your friends the handsome Chris-Craft powerboat that dwells there, maybe take them for a spin around the harbour? The Boat House includes a wooddeckedgathering hall that will become the perfect on-water venue for a wine-tasting, pilates workshop or sailing skills demo. Upstairs, there will be a resident’s lounge, a come-andgo casual perch where you can enjoy watching the passing variety of harbour vessels or chat with your neighbours

Council meeting on the Travelodge site in North Van this week

https://www.dnv.org/property-develop...ravelodge-site

I know the District of North Vancouver hates density but who approves this type of junk layout from the 80s to be built on one of the most prominent corners in the city?

^^How is this still being allowed??? It's bad enough to sprawl over farmland, but over a forested mountain?? None of this is contributing to transit ridership or city building, merely adding traffic demand and padding city coffers at the expense of the nature that made West Van great

So much lost in <20 years:

No different than any of the development around Coquitlam. They are protecting the western portions of the land in exchange for higher density around the proposed development. And there's no single family homes either while also adding some commercial which the area needs.

There's an old thread about the 1200 feet development limit here:
