Does anyone know what is happening with the Aaron's building in buckhead village? They're removing the exterior material

Yeah. I was kind of assuming that they will be more in line with a Plaza Midtown. I think the only condos built in Midtown since the recession have been $700,000+.

In case anyone is asking- tower under construction in the foreground would be Post Millennium (or whatver the new name will be since Post was bought out)- Apogee Midtown would be in the background across from Atlantic House.

to turn a profit and just barely they would need to sell at an average of 350k

Purely speculation, but I imagine their prices would be comparable and more expensive than 905 Juniper and The Dakota rather than comparing to Plaza Midtown.

That's more in line with what i think. I was just saying what the bare minimum would be.

Makes sense since it's right there on the same stretch of road. Those are definitely higher-end, but not to the level of some of the others going up currently.

905 Juniper condos would warrant a higher price alone based on the construction type, size of units, and has fewer number of units for comparables.

The Dakota would be more of a comparable but he new project would have an edge just because it would be newer construction with better amenities.

So... this development (at least phase 1) doesn't have a deck? And it's being built on an existing parking lot next to MARTA? A net loss of parking spaces? Pinch me.

A planning permit (SAP/SPI) was filed yesterday for a 26 story residential building (310 rental units) at 187 13th street in Midtown. Despite the given address, I think this is the 195 13th development. Early sketch:

Nice! I'm hoping we see new renderings soon. That pocket of density is going to really support nearby neighborhood developments and transit. I hope in the not too distant future we see a bus route updated to run between the intersection of Virginia-Highland through Midtown to Howell Mill.

Also, ABC has an article on the Ford Factory Lofts retail update that could be coming. I don't have a subscription, but wonder if there's any new info other than what was released previously with the Murder/BeltLine/Office Kroger development.

Hopefully that's just a file rendering because it's about as generic looking as they come.

Immediately west of Yoo. This area is already pretty dense.

Devmap and the Midtown Alliance Development Map are good sources for mapping all of all of the proposals and construction.

The developer (Lennar) has done some decent or at least semi-interesting apartment high rises:







Note the above renderings are NOT for Atlanta, they're just examples of high rises from the developer of the project at 187/195 13th.

Ford Factory to redevelop undergroundparking into ~6K SQ FT of BeltLine-facing retail

When Irwin in January announced plans for 725 Ponce to Atlanta Business Chronicle, he said the goal was take a portion of the Ford Factory’s parking garage that faces the Beltline and convert it into retail space.
