Absolutely. We need a way to streamline these projects and get them built faster and more cheaply. Apparently this project is technically already considered ahead of schedule.

Plans for a once-abandoned housing proposal have been revived. Reuben Law is scheduled to request an extension of city approval for the 184-unit project to replace a former car wash at 400 Divisadero Street in San Francisco’s Lower Haight. If the extension is approved, the developer will have until the summer of 2025 to secure funding and start construction.

In October last year, Supervisor Dean Preston told SFGATE that his team would be “actively engaged to do everything possible to secure this site for 100 percent affordable housing.” Reuben Law and Preston have yet to reply to our request for comment. The extension request is paired with resubmitted plans for the 2019-approved project. The property owners will likely wait to consider revisions to the project if the city’s Planning Commission approves an extension.

Construction has topped out for the new six-story office infill at 531 Bryant Street in SoMa, San Francisco. With concrete reaching its peak, the first pieces of the facade can be spotted wrapped around the second floor. The project is being developed by Urban Land Development with financing from Washington Capital.

The 65-foot proposal will yield 51,408 square feet, with 46,390 square feet for office use and 2,900 square feet for retail and services. The ground floor will offer 20-foot high ceilings, while the rest of the building has 12-foot high ceilings. Employees will benefit from 2,780 square feet of usable open space on-site, including from the roof deck with sweeping views of the skyline. There will be a large retail spot along Bryant Street, and the micro-retail spaces facing Zoe Street to provide smaller business spaces.

Handel Architects is responsible for the design, contrasting brushed and patina metal panels with a post-and-lintel exterior. The design concept is evocative of the area’s industrial history with what the firm describes as “muscular metal frames” around large floor-to-ceiling windows. The ground level will open a narrow courtyard decorated with sculptures by local artists.

Future employees will be less than a block from the city’s historic South Park. The small urban open space was opened in 1855, soon after California achieved Statehood, as the centerpiece of an exclusive townhouse enclave modeled after London urbanism. The new T Third Line station is a block away from 531 Bryant Street on 4th Street, and the Caltrain Station is just two blocks further. During the same visit, YIMBY documented construction on the 16-story residential infill at 555 Bryant Street, located on the same block.

Those close to Twin Peaks might have another chance to mistake Sutro Tower for a celestial object this week, as several laser canons have been placed at its base to light up the landmark in a colorful display.

The installation, called “loveAbove,” was created by public arts nonprofit Illuminate and is meant to celebrate Sutro Tower’s 50th anniversary. Illuminate is also responsible for the now-dark “Bay Lights” installation on the Bay Bridge and the rainbow pride flag made up of lasers that shine down Market Street during Pride weekend, among other flashy laser installations around the city.

“loveAbove” is among several laser installations that Illuminate plans to showcase at various landmarks throughout San Francisco as part of its “Summer of Awe” series, the nonprofit’s founder, Ben Davis, told SFGATE in an email.

“LoveAbove shooting beams of light through the center of Sutro Tower is spectacular up close,” Davis said.

Though the lights are a sight to behold, there’s one thing getting in the way of their true potential: the city’s famous fog, Karl. Since opening, “loveAbove” has been welcomed by none other than a classically misty San Francisco summer.

The installation’s 12 laser beams still manage to pierce through the fog if you see them from close enough, creating an ethereal glow that takes on shades of blue, pink and purple. The lights are scheduled to turn on from sunset to midnight through July 8.

“Heavy fog aside, we are exceedingly pleased with the effort. Nothing like it has ever been done before — it’s an absolute public art first — and it is wildly beautiful, otherworldly. We love that San Francisco is demonstrating we are still the City that knows how,” Davis said.

Was just by there yesterday. I hate to say it, as this is a great affordable transit-oriented project, but the design really does not help the general feeling of grey barrenness that that area has, especially on a typical overcast day. A little more color on the façade could have gone a long way to reduce the concrete jungle atmosphere out there.

Renderings have been published for the seven-story mixed-use infill at 599 Divisadero Street in San Francisco. The tiny-lot infill will bring 17 homes to the thoroughfare dividing the Alamo Square neighborhood from North of the Panhandle. De Quesada Architects is overseeing the application and design.

The 74-foot tall structure will yield around 16,320 square feet, with 13,520 square feet for housing and 2,800 square feet for retail. Parking will be included for 21 bicycles and no cars. Unit sizes will vary, with five studios, five one-bedrooms, and seven two-bedrooms.

The plan uses the State Density Bonus program to create 17 homes. The program allows the project to apply for three zoning waivers and a concession to increase residential capacity. The waivers involve the rear yard, over-street obstructions, height limits, and the concession regards usable open space.

Mill Valley-based De Quesada Architects is responsible for the design. The residential infill conforms to the narrow parcel with facade materials made of stucco and horizontal lap siding. The facade will be articulated with setbacks and a protruding rooftop.

Are they just replacing the Popeyes or the buildings on either side? The rendering looks like the building next door (on Divisadero) is incorporated into this one.

The rendering is prob just not accurate for the neighboring buildings. If you look at the floor plan, you can see that 229 Divisadero and 1307 Hayes are not a part of this project, so it'll just be the Popeyes building only. A mini skinny tower.

Probably plopped in generic buildings from the software library. I would 100% live in something like that btw.

New plans have been filed for an eight-story apartment tower at the triangular corner lot at 2201 Market Street in the Castro, San Francisco. The new plans represent an increase from plans approved in 2016 with 14 market-rate homes. Now, the project will create 20 units with three affordable apartments. Polaris Pacific is listed as the property owner.

The 85-foot tall structure will yield around 27,860 square feet, with 25,640 square feet for housing and 2,220 square feet for retail. Parking will be included for 23 bicycles and no cars. Unit sizes will vary with 13 one-bedrooms, six two-bedrooms, and one three-bedroom apartment. Two retail spaces will be crated, with the application stating that one space will be occupied by a Starbucks Coffee. This application, coincidently, is just around a decade after Starbucks filed doomed plans for the same parcel.

Of the 20 homes, three will be designated as affordable housing to households earning around 80% of the Area Median Income. This has allowed the developer to use the State Density Bonus program to increase residential capacity above base zoning.
