Urbanize reports that the parking lot at 841 North Highland Avenue (near Blind Willie's and Dark Horse) will become a 3-story mixed use project.



"A parking deck with 48 spaces would serve the commercial component... A separate deck would be built for the residential section."
On Google maps I count 91 spaces in the current lot, so this could be a net loss of parking depending on how many spots are built for the condos.

663 11th Street is the hotel associated with the Stars Metal Development

660 11th Street is the residences at Stars Metal.. Developer Allen Morris Company (should be breaking ground soon)

PS, google earth 3D updated and has almost all of the new buildings. Norflok, Selig, etc. I was wondering when we’d see all the new stuff.

I don't think that's correct. 663 11th street would be right across 11th street from the "Stella at Star Metals" development which is indeed The Interlock phase 2.

The Star Metals hotel is clearly NOT located at 663 11th street. In fact site isn't even on 11th street.

From earlier reports of the Star Metals hotel proposal "the hotel will rise along Howell Mill Road. It is specifically slated to rise at the corner of Howell Mill Road and Edgehill Avenue".

Here is a better indication of the hotel site in relation to the rest of Star Metals.

I agree, I don't think this is the star metals hotel, at least as listed. But it could just be an artifact of the address. The Accela system isn't always 100% correct, but the parcel listed (17 01500007148) is north of 11th street, to the east of Six Feet Under, and immediately to the west of the Interlock Phase 2 building that's under construction at 11th and Northside. It's certainly confusing! Are there two hotels going up? Is the parcel wrong? Is the info on Accela wrong and it's not a hotel?

Planning permit filed for 301 Boulevard SE to convert an existing 5733 sq ft office and warehouse facility into an office building. This is a little run down one story building behind Mi Barrio restaurant.

556 McDonough Blvd, SW
The scope of work includes the construction of 102 rental apartments with 56 parking spaces on a 1.297-acre site. The project will comply with the BeltLine Inclusionary Zoning Ordinance by providing 15% of the units at 80% of AMI.



1314 Murphy Avenue and 1070 Dill Avenue, SW
The scope of work includes a mixed used development over two sites. There are 567 rental apartments, 10 live/work units and approximately 20,00SF of commercial planned for the Murphy site, and on Dill Avenue there are 10 rental apartment units and two live/work units on 5.45-acre combined site. The project will comply with the BeltLine Inclusionary Zoning Ordinance by providing 15% of the units at 80% of AMI, and 5% of the units at 60% of AMI.



952 Memorial Drive, SE
The scope of work includes 186 multi-family units with an accessory parking structure containing 231 spaces on 1.64-acre site. The project will comply with the BeltLine Overlay Inclusionary Zoning Ordinance by providing 15% of the units at 80% of AMI.



840 Woodrow Street, SW
The scope of work includes 301 flats, 25 townhomes, 20,500SF of commercial retail space, and the adaptive reuse of building for live-work units with 446 total parking spaces on a 7.08-acre site. The project will comply with the BeltLine Overlay Inclusionary Zoning Ordinance by providing 15% of the units at 80% of AMI.

Huh, the back of the Kodak building is about to fall off. That new design would at least prop it back up. Other north side of Ponce news from this week:
  • The whole section between Penn & Argonne is fenced off
  • That great old kitchy antique place at Charles Allen has it's windows all covered. Hopefully they're saving the building

So, this could be big news for Midtown. Planning permit filed to "renovate the existing FORSCOM building at Fort McPherson into the new regional offices and labs for the U.S. Food and Drug Administration (FDA). Designed by national architecture firm HKS, the new FDA offices and lab will have approximately 164,743 square feet of office and lab spaces." Was initially proposed back in 2019. It would open up a prime space at 8th and Peachtree. We have a LOT of office space recently completed or coming soon to Midtown (CODA, Anthem, Norfolk Southern, Midtown Union, 1105 w peachtree, etc) so I'm not worried about the 300 jobs moving. The vacated land is big enough for a multi-tower development, hopefully bringing many new residents.


Planning permit filed for 36 apartments south of East Atlanta Village at 1160 Gracewood (785 Moreland).

Planning permit filed for 2120 Marietta Blvd to rezone from industrial to mixed use.

Planning permit filed for 712 Ponce Place for rezoning. "The proposed building is planned to be approximately 323,000 square feet and have maximum building height of 190 feet. The applicant is planning the development on the subject property in tandem with a mixed residential and commercial development proposed on the east side of Ponce de Leon Place at the intersection of Ponce de Leon Avenue. The developments will share parking to reduce the overall parking count necessary to support the functional needs of the development."

Wolfe and Bluelofts intend to convert the 125,000 square feet of office space into dwellings, and lease 100% of the building to short term rental operator Sonder Holdings Inc., according to Colliers.
