Taller and significantly dumbed-down architecturally from the most recent set of drawings:

Another project by Figurr Architects. I like this one a LOT. Finally something different. It will be a nice contrast with 16 story Clemow and give a little variety to this area. It would also be quite prominent on the skyline, lining up with around the the 36th floor of Icon, being up on the hill.

This looks amazing. I love the ground floor and podium. Good use of the prominent corner lot.

770-774 Bronson Ave & 557 Cambridge St | 82m | 26f | Proposed

The proposed development by Katasa Group, at 770 and 774 Bronson Avenue & 557 Cambridge Street South, consists of a 26-storey high-rise residential building and nine storey podium along Bronson Avenue and extending west to Cambridge Street South, stepping down to four (4) storeys adjacent to the low-rise neighbourhood. A total of 328 units are proposed within the building which is to be constructed in two phases.

The subject property is currently split-zoned. The properties at 774 Bronson and 557 Cambridge Street South are currently zoned “Arterial Mainstreet, Subzone 1, Exception 2003, Schedule 296 (AM1[2003] S296)”. The lands at 770 Bronson are currently zoned “Arterial Mainstreet, Subzone 10, Exception 2373 (AM10[2373])”.
Both sites were previously rezoned through site-specific Zoning By-law Amendments by separate entities. The lands at 774 Bronson and 557 Cambridge Street were originally rezoned in 2012 to establish the site-specific permissions and permit a 12-storey building along Bronson Avenue. In 2017, the new owner of the lands further revised the site-specific permissions for the lands to revise the site-specific schedule and modify other zoning requirements while continuing to permit a 12-storey building. The lands at 770 Bronson were rezoned in 2017 to permit a 6-storey mixed-use building on the site. The two sites have now been acquired by Katasa Group and are being planned as a singular development.

The first phase, abutting Bronson Avenue would include the high-rise component and would include 224 units – 73 intended for students and 153 standard dwelling units. The ground floor of this phase includes two distinct entry lobbies, and over 700 square metres of amenity spaces that include a theatre room, study rooms, music rooms, 2 lounges, and a gym. The ground floor will also feature a small retail space, intended for a coffee shop, with direct public access from Carling Avenue at the north facade of the building.

The second phase, which would extend to Cambridge Street South, would consist of 104 standard dwelling units. The development provides 174 underground vehicular parking spaces, including 22 spaces reserved for visitors, and 348 bicycle parking spaces. A total of 2,642 square metres of amenity area is provided within the building.

Sorry lads. This one is just too ouetre for Ottawa. Watch it get whittled away by the Glebe Annex machine who pine for the return of Emilio Lindia’s garage.

This looks pretty good! I wonder if there is really demand for this to have units specifically for university students instead of a rental apartment anyone could rent?

Approved height?

Is that height within the zoning for those lots? I assume the tower will end up being negotiated down to ~20 - and maybe the podium will end up a few stories higher...

The site is zoned for 12 stories.

I like the architecture, but still see the podium as being very imposing for an arterial mainstreet. They have thrown a bit of a bone with a tiny step back, but it doesn't appear to do much to eliminate the canyon effect of putting 9 stories basically right up to the sidewalk. At some point we really do have to get serious about the pedestrian scale of mainstreets. (The angles are cool and do help to a certain extent.)

I'd much rather see the compromise involve keeping the tower height and reducing the podium height or increasing the stepback.

Like this one, will be a great addition to the area. It's funny how they spend so much time making the new hospital look low and sleek when really it's going to be a pretty significant structure(s) as seen in this rendering. Exciting time for the O-Train corridor!

This rendering does a really good job of minimizing the hill on Carling.

I like it though, anything to add density/walkability to this stretch of Bronson is going to be a win.

It is too nice for Ottawa and we do not deserve nice things...

The childless Glebe NIMBY's will cry about the shadows swallowing other's children, strangers lurking and that it destroys their view of Dows Lake or the Kanata hill...

I was actually a little concerned about the shadows here as across the street from it is a school yard that could have become very dark but theres a shadow study and it looks like the shadow wouldn't cover the yard until after school hours so thats good. That was my only concern and otherwise love this proposal, hate this corner at Carling and glad it will finaly get something.

The constant disparaging posts about Nimby's detract from the forum. As per the above comment, it's now gotten to the point where posters are making up unsubstantiated comments from Nimby's.

The plan for Carling is to replace the southern sidewalk with a MUP in this area to allow for a cycling route connecting to Glebe Ave. Would like to see that reflected in the landscaping plan.

You are wrong. The tone of this forum has always been casual, and we embrace sarcasm here. Knocking on NIMBY's, — architects, and cheapo developers is what we do for fun here and there is nothing wrong with that.

"unsubstantiated" = wrong - sorry you were offended but I stand by my comment
