Lots of potential for South Lamar and this area of South Austin. The District 5 City Council seat is up come November of 2022 as the current member is termed out. Hope someone steps up to run who is pro-housing, pro-transit and can speak concisely.

I think this does about as well as it can with that particular plot and the reality of Lamar and 360 essentially acting as freeways at that point. But, that northernmost garage can certainly be done better to better incorporate it to the non-freeway transition of Lamar, I agree...

All things considered, though, I think they did pretty well here and I'm not certain how to change it, short of putting the garage underground, which certainly wouldn't be cost-effective.

They could line the garage with single loaded residential, but that is less cost effective than concentrating the good stuff on the internal street instead.

Yeah, I was thinking that myself. And they certainly wouldn't want to do much for foot traffic there (shops/cafes, etc) despite it not being bad for Lamar...it wouldn't be as profitable.

From Riverside to Barton Springs, South Lamar’s Going on a Road Diet

Quote:
One of Austin’s worst intersections, as determined by our readers no less, is located at Barton Springs Road and South Lamar Boulevard — it’s a seven-lane nightmare for cars, bikes, and pedestrians alike, and with multiple major developments on the way in this region, those issues are only going to get worse. That’s why we’re pumped to see the City of Austin working toward significant safety and mobility improvements in this area, with City Council authorizing a construction contract at a meeting earlier today for adaptations to the stretch of South Lamar Boulevard running from north to south between West Riverside Drive and Barton Springs Road.

Council approved the rezoning of a 1.2-acre site at 218 S. Lamar Blvd. to a planned unit development, which will allow developer Generational Commercial Properties to exceed a 60-foot height limit for its 96-foot office tower on the site of a closed Schlotzsky's restaurant.

The 190,000-square-foot project has been in the pipeline for several years now — reports first surfaced in 2018 — and ran into opposition from the Zilker Neighborhood Association.

Nice to see some more height there. Are there other renderings of that one? I can't tell if I like it or not. Not that they care about my opinion...

Either way, glad to see this approved.

I'm so glad they are going to reduce Lamar back to two lanes on each side rather than that strange stretch where they added extra lanes. All that did was to spread traffic out only to bottle neck when you get to the bridge. So many in that right lane which is a turn only at Riverside slow everyone down trying to merge back over.

Agreed! It might as well be two lanes as it is. The people merging over only slow things down.

There are two kinds of people merging there the "oh shit, I had no idea" and the "Im an aggro jerk and I will get in front of you and we'll either crash or you'll let me in".

It needs to go, not enough people turn right on Riverside to matter. Also, also. Close Riverside to traffic Its an artery that literally doesn't need to exist at all until East of S 1st.

The same issue exists with the far right lane on Northbound Lamar after the intersection at Broadie Oaks. Like, how many cars exactly are trying to turn right onto Panther Trail?

Just going by this rendering, I don't like it. Every time I look at it I think "cheese grater."

But I found some better renderings from Runa Workshop's website.

Great find, LoneStarMike. I like those renderings more than the first one.

And would that view be impacted by the Taco Cabana site getting its own tower?

Man, they just missed that Lamar bridge capitol view corridor. If anything gets built on the left to the west of it there is a view there.

Pecan Grove comes to mind, but a lot of people would fight that getting redeveloped.
