Applied - not approved. Considering they're proposing "a dozen towers reaching up to 36 storeys" while "heights in this area are currently restricted to up to 12 storeys" I foresee this being a battle to get approval.

An uphill battle at that .

On the flip side I am incredibly happy that this proposal has happened. It's just a shame that Port Moody could probably use the lack of TOD around Commercial-Broadway, Nanaimo, and 29th Avenue stations as a form of defense against this kind of a development.

This story is from Sept 2019 - so that consortium story is not really new - the formal application to the City is new.
I thought there was a changing of the guard on Port Moody council and they are more pro-development now.

First West Credit Union Building

Working the 6th floor (top floor) an office space today and tomorrow. Many of the units have been turn over.

Some under construction pics from PCI Group website

Lots of available land for future developments. Also lots of traffic and a long red light at the intersection of 200th and Highway 1.
Traffic will be no fun for leaving the work area and getting home for the future tenants in this area.

there are some towers going up a few blocks south on 200th, traffic is awful, I wonder if the new overpass will be of any help. I imagine ft langley people will use it.

Traffic especially in Langley and to be even more detail along 200th in Langley has been bad for decades and I don't think its getting better any time soon.

The signs first went up on the site about a year ago I think, but it looks like they might've tweaked it a bit since then? Looks like there might be more retail frontage along Clarke than originally proposed which is great.

Good riddance to the laughably narrow sidewalk along that stretch of Como Lake.

Re: North Road traffic- as someone who lives in the area and drives, 3+3 lanes would absolutely be a huge mistake. North Road is also a vital pedestrian route and will only become more so with the growth in the area, and it simply isn't possible to add lanes to a road without compromising pedestrian safety and ease of use. It isn't a fast free-flowing route nor should it be, and as mentioned by others it's really not far from good highway connections.

If future residents have a problem with the road traffic, they're more than welcome to use either of the two Skytrain stations along the corridor instead.

I've never been to the pizza place that's in that spot now, but I remember back in the 90s going there with my parents when it was a Panago(polous).. and the KFC has been there this whole time too. Wow, it'll be weird to see that building not on that corner anymore.

Coquitlam plans dense, vibrant new downtown core

Quote:
Coquitlam as a whole is poised for a growth explosion.

On the residential side alone, the number of dwelling units under application in the last two years has doubled. Currently, 45,000 dwelling units across the city are in some form of application or enquiry, according to Merrill.

He estimated two-thirds or three-quarters of development in the pipeline is happening around the transit-oriented districts near SkyTrain stations.

Yeah, it's been for sale for a while now. It's interesting how they put towers in there with a little note about how it's outside of the Official Community Plan. The land use designation is RM, or "Residential - Multiple Unit Buildings". Here are what the principal forms and uses are for that designation:

Quote:
Townhouses, rowhouses, stacked townhouses and low rises. Only in circumstances where the Development Permit Area guidelines can be met, a compelling case can be made, and appropriate amenities are provided will a five or six storey low rise building be considered.
So they'd need a compelling case to put a six storey low rise, and yet they showed a couple of towers in that video. Realtors being skeevy realtors, I guess.

Yeah, the upland owners would complain serverely about loss of river views.
(but the site is only a few blocks west of the Brewery District)

a few developments on a walk around today, full set in the suburbs pics section. These are all within a few blocks of each other, in the area with Austin to the north, Guilby to the east, Lougheed to the south and Westview to the west.

3 townhouses to be replaced by a 20 unit townhouse development

the houses across the street are under land assembly

the left of the pic with the red fence is a different site, it fronts to Lougheed hwy, there were houses, i think 3, that were demolished last year at least, the right side is part of the shaw proposal

Rochester & Guilby - about 1 block north of the Shaw proposal
The site has 3 heritage houses, Ibelieve they are some of the oldest in Coquitlam and they will be moved and restored as part of the development

but it involves this heritage house, built in 1920, on Rochester Ave. I think the house will be saved and 6 or 8 townhomes built around it.

This lot is next to the 6 storey proposal. There is a proposal for a 140 unit highrise all rental building. I think it is 17 storeys. The lots have been cleared at least two years ago.
IMG_20200810_205959 by snub_you, on Flickr

And then of course there are these ones...
