If it is downtown Vancouver (and not the Gilmore Station tower), then my first stab in the dark would be the parkade on the SE corner of Thurlow and Dunsmuir. Half the site escapes the city's viewcones and the other half is limited to about 500 feet. This site could accommodate a 36 floor office tower.

The steel exoskeleton project I knew of was a few blocks to the east of the Bentall Centre, so either there are two or this isn't for the Bentall Centre.

If the model is done though, info should be coming very soon.

For reference if it's Bentall.

The offset elevator core (oriented to Thurlow) could avoid the Dunsmuir tunnel below.

Also, the Dunsmuir Tunnel is under the Everleigh St. parkade and along at least one edge of the sunken plaza (not an insurmountable problem, though).

Exoskeleton suggests a small footprint and maximizing floorspace by sticking more support in the outer wall.

Definitely an office building.

Correct me if I'm wrong, but why would it be Bentall 6 if they already released these renderings:

That’s a different site / project.

Because that building is not connected[Part of the underground path network] to the Bentall Complex and is owned and operated by a different owner. I believe cleaning and maintenance are also managed by a completely separate company as well.

Maybe in a year or three. Right now it's still a demolition site as they remove the frame of the 1970s building that was here until earlier in the year.

As per this tweet, it seems the model isn't for a Vancouver project after all.

Opened this thread all excited and... fuck...

Well, good for Seattle.

I guess in Van we will just have to wait for our next table top office proposal...

Well that spot was originally going to be a 77 floor tower but it got chopped down to 36 floors so that feels a little better.

Oh and let's not forget they have Singapore Airlines, and better camellias, and pindo palms; we won't mention their Opera, or music scene ....

Joking aside, others: The Butterfly U/C, the Curving Alberni (forget the Japanese name) U/C, Burrard Place U/C..... are coming onstream
and others, hey, The Stack. It's U/C and it's big. Towers to come, the "Jenga" (dumbed down- still ok) version, and hopefully, one day, The Great Tower SW Burrard Georgia.
In the interim, speaking realistically, perhaps there are forumers who have access to planned projects. The one I'd love to see, Klazu would agree, is the unbuilt I.M.Pei PC TD Tower.
But I think what you might really mean - and perhaps want, is something right downtown that's tall enough to look good, stand out, make a statement ...it's still missing, yes.

I'm sorry, but that can't possibly be true. I'm sure I've read somewhere that it's only viewcones that limit office buildings to 36 floors - if there weren't viewcones all the towers would be 60 or even 77 floors high.

It feels better for us, but also for many Seattleites who don't want supertalls. There was a movement years ago called "Cap Seattle" - to limit supertalls. Maybe it's legal now.
Nevertheless, the downtown part of Seattle has a denser, taller .... (yet often more "raw") aspect than Vancouver, which despite its height limits, often feels more "urbane" -
West Georgia at Hornby, the VAG steps and lions, West Hastings, MNP & Marine Bldg, Robson Sq, Wall Centre, the curved sweep of Melville by the Bentall Centre ...
Go and walk around downtown Vancouver, and sure you'll not find anything really tall or impressive, but you won't find anywhere in downtown Seattle as refined as what we have, either.

It was just a proposal so no idea if they would have allowed it.

Rainier Square Tower which has topped out is 850 feet/58 stories mix of condos and offices.

https://en.wikipedia.org/wiki/Rainier_Square_Tower

And there's FAA limits

Quote:
The Federal Aviation Administration has sent a "notice of presumed hazard" to the developer who has proposed building a 102-story building at Fourth Avenue and Columbia Street in downtown Seattle.

"Initial findings of this study indicate that the structure as described exceeds obstruction standards and/or would have an adverse physical or electromagnetic interference effect upon navigable air space or air navigation facilities," states the notice that the FAA sent to the developer last month.

According to the notice, the tower is 1,117 feet above ground level, and that could interfere with operations at Boeing Field. In addition, the height of the construction crane for an even a shorter tower could interfere with helicopter flights to and from Harborview Medical Center, the notice states.

So Vancouver wants to look like Seattle, while Seattle wants to look like Vancouver. There really is no way to please everybody.

In Vancouver it will probably be 36 floors, then chopped down to 30 or so. Oh well.

Sigh, always in denial.

It's the Northwest, so Seattle has their share of Nimbys like Vancouver's very own. However, at 36 stories, it is still taller than any of our current office towers being built, and it's a beauty too! We should still be jealous.

There is a 36-floor office tower under construction beside VPL Central as we speak. Who's really in denial?

when projects get severely value engineered before the rezoning inquiry stage

keep an eye out in a few days (idk if public inquiry submissions are publicly posted though)
