Does anyone know if they are building on top or just converting the building to condos? The article title seems a bit misleading and couldn't read it behind the paywall.

I think it's a small developer. Wants to keep project small as an alternative to the large chain hotels, and likes the idea of a boutique hotel near the Art Museum.

My bet would be on the historical commission. It's in the Spring Garden historic district which requires design approval. I imagine they would prefer scale/cornice lines to match.

That seems to be a very long narrow building with no windows on the sides.
I wonder how that would work.

Probably 2br + den layout.

Open living room, dining room, kitchen on front of building.

Elevator shaft with mechanicals and laundry in center, potentially with a "den" or "office" (no windows required) + powder room. 2 br's with bathrooms on the back.

Sidenote: I saw that the Sheraton over by 17th and Race got rebranded recently. (Not sure how recently: I could have sworn it was still a Sheraton this summer.) That means -- since the Society Hill Sheraton got turned into a Marriott IIRC -- there aren't any Sheratons left in Center City.

This makes me suspicious that there might be a new Center City Sheraton in the pipeline, especially since the rebranding basically just stuck some new signs on what remains a very 80s hotel (hardly as substantial as the Notary or Logan rebrandings).

That 15th and Cherry lot comes to mind...

Though when something is built there I want it to be TALL. Like, 400'+. There's no height restriction for City Hall IIRC.

It was rebranded "Philadelphia 201" several months ago (last year?) pending renovations. It will be a Sheraton again when worthy of the name: https://www.cpexecutive.com/post/bla...delphia-hotel/

This, and possibly a lightwell in the center if there is enough room. That's often down in buildings like this.

It's a difficult site. The original building was only 50 feet deep above the first floor so the buildings on both sides have windows on their party walls. The design in the renderings covers most of those windows-- I think we've discussed here before that the legality of blocking party wall windows is a grey area with case law more on the side of the party blocking the window than the party that owns the window--- but who wants to be the dick that does it?

BBS refused a requested variance at 262 S. 16th to add some windows right at the property line on the grounds that the neighboring buildings (contributing buildings in a historic district) might get an overbuild approved some day...

I've been meaning to show y'all all of the market-rate development occurring north of Cecil B. Moore for a while now, and all of the development I saw happening in East Parkside has moved me to finally do it.
