I've seen two proposals pitched for the Twin City Motors space. There could be more out there, but I'm only aware of two. One, which has pre-leasing advertisements, is office and retail. The other is an entertainment / live music venue, with few details. Since a CRE site (Linville | Team Partners / (336) 724-1715, if you're interested in leasing) is trying to lease the office and retail proposal, I use that proposal for the building entry on this thread. I would prefer the live music venue, though. I'm guessing when they reach their pre-leasing requirement and meet any remediation requirements for the loan, they will start actual construction? Some interior demolition and light remediation started, but that is it, for now. I do check for updates on this project, weekly.

Salem Station Restoration:
It appears as if restoration work has started on the historic Salem Station Building. The photographer restores historic windows. Salem Station was originally home to a printing company, a fraternal organization, and a post office. It's currently the headquarters of Upper South Studio, which makes art and furnishings for luxury hotel, upscale restaurant, and casino interiors. They have owned the building since they moved to Winston-Salem from New York City in 1979. I've heard the owner has wanted to restore this building for several years. I had a chance to tour it in 2004, but sadly had to decline the offer. It's great to see this building being restored and it's also great to finally see the inside. It has a beautiful Victorian appearance and is mostly intact!

The developer of this downtown grocery store, with an attached parking deck hidden behind apartments, has hired a company to perform soil testing / sampling. I'm not sure if they will build the rumored proposal, from last year, with its skybridge connecting the building to 500 West 5th. I guess we shall see. I don't like skybridges and would like to see that part of the project removed from their plans.

1827 Shoemaker's Workshop:
Workers from REMPART in France, along with contractors Ann Hall, Bob Pearl, and Robbie King, have officially started work on this project! It will now appear on our construction list. Workers are stripping paint from the building. You can visit the site and learn about the restoration of this 192-year-old building!

MINIM:
As you know, this proposed 11-storey building will have an historic 1922 office building incorporated into it. The developer is temporarily leasing the retail space in the historic office building to a pop-up ice cream shop. If you like the ice cream shop, visit frequently and they (ice cream shop) have said they will open a permanent location in downtown. It won't be this building, since it will be gutted as part of the 11-storey MINIM project. This is a test to see how popular a downtown location would be for the ice cream shop and it's opening in time for a major downtown festival (National Black Theatre Festival).

It's great to see the developer leasing this space to temporary pop-ups while we wait for demolition and construction to start. They have a permit to start demolition on the Twin City Slice Building and that is where the new 11-storey building will be constructed. The 11-storey building and this historic building will be connected and I think they will share elevators? I'm not sure why they are taking so long to start work? Since the developer is leasing to a pop-up, that tells us it could be a few more months before work starts?

Winston Junction:
Stone's Throw Films is the newest office tenant to sign a lease at the mixed-use Winston Junction. Winston Junction has retail, restaurants, entertainment venues, an indoor market, and office space.

Walk of Fame:
You may remember this was part of the convention center expansion and renovation project. It took this long to finish this part of the project.

Woodruff Aviation College:
This project is now under construction and will appear on our construction list. Completion is set for August 2020. Combined with major investments in the airport, this aviation college is expected to bring aviation tech / aerospace jobs to Smith Reynolds Airport. The building under construction is one of two buildings for the new aviation college. This building is a technology lab. According to the State, 60% of the 12-county Triad Area's aviation jobs are at Smith Reynolds Airport.

Piedmont University Downtown IQ District Campus:
PIU will open a new Bachelor of Arts - Criminal Justice program at their new IQ District campus in the Phillips Building, across from Bailey Power Plant, at the corner of Fourth and Chestnut streets. The program includes training in social issues, such as human rights, race relations, and immigration. This four-year degree program has state-wide support and will begin in Fall 2019.

Flywheel Co-work will move into their new larger space on November 1. Architecture firm Workplace Strategies will also move their headquarters to this building.

Ah, forgot to swing by the Courtyard by Marriott. When I was downtown a few weeks ago, the lower half of the facade (brick part) seemed to be finished on all sides, as far as I could tell.

Bailey South:
A new phone app tech company called Patch and another phone app tech company called KaBook are the latest tenant announcements for Bailey South's office space. Both tech companies will move their headquarters to this building in April 2020 and are excited about their future employment growth in downtown's IQ District.

Steel is now rising for the six-storey office building addition. This building should top-out in a few weeks. They don't have much room at the site for materials and equipment, so the steel is rising very quickly. Almost as quickly as it arrives on site.

Efird Block Restoration:
The office space in this project is 100% leased! Yes, they leased all of the office space! Most of the retail space is also leased, but the big retail space on the corner is still available, if you're interested (336) 723-3173. Surprisingly, they leased the two small retail spaces in the basement. I'm guessing this project will be fully leased very soon! These spaces are so beautiful! In the photographs, they are replacing the roof. It should be exciting when they rebuild the parapet and install the new or refurbished windows and storefronts.

When I posted this at WSTB, it was everywhere in just a few hours, including local news sites. The uses for this project are now confirmed. It will be a mixed-use building, with apartments and office space wrapped-around a parking deck. The ground floor will have a grocery store and it appears as if they could be in talks with Lowes Foods, according to a local news site, but my source didn't say which grocery store would open there.

Link Apartments 4th Street:
D.H. Griffin Demolition Company has started demolition work on the 1951 Security Life & Trust Building. It will be replaced by this six-storey apartment building with ground floor retail. This was the headquarters for Security Life & Trust Company, which grew to become the state's largest life insurance company. Nearly all of the windows in the Security Life & Trust Building were removed as part of a 1960s reclad and western expansion. Designed in 1949 and completed in April 1951, this was North Carolina's first Modernist office building, with large beautiful windows. The insurance company fully embraced contemporary architecture. However, everything architecturally significant about it was removed in the 1960s reclad. I don't think anyone would want to reuse it today. Interestingly, the same architectural firm that designed the building in 1949 also designed the ugly reclad in the 1960s. Though the new apartment building will be shorter in height, the demolition of this building isn't seen as a loss. It's often selected as the ugliest building in downtown. The only windows on the upper floors are in the stairwell.

More Research & Technology Jobs:
Downtown Winston-Salem-based Javara will increase their Winston-Salem employment by 25% over the next 12 months. The clinical research company has their headquarters in Bailey Power Plant.

Salem Parkway:
Now that the old Interstate 40 (East-West Expressway) is demolished, work is moving forward to replace it with Salem Parkway, park spaces, future development sites, and a bicycle commuter path. Salem Parkway will be cut deep into the earth, replacing the ugly 1955 elevated Interstate highway and its many space consuming ramps with something less visible that uses less space. The old 1950s former Interstate also had dangerous grades (steep elevation changes) and dangerously short ramps. The bicycle commuter path will be located half-way up the retaining wall on the southern side of the parkway and will be discussed as separate project. Since Salem Parkway isn't 'Alternative Transportation,' it will be discussed in this part of the post.

Maybe this is a dumb question, but I can't find anything online about the "lowline" in Winston Salem When I google I get information about the NYC lowline proposal and other unrelated links about WS. Can anyone enlighten?

Some projects in this city don't appear in news stories and some never share renderings. I try to find these projects and any renderings or site plans, so this thread (along with WSTB) will have projects and renderings not seen elsewhere.

Low Line is being developed by Wexford Science + Technology. It will provide sidewalk access for pedestrians and cyclists to second floor restaurant/retail spaces in the surrounding Bailey Power Plant buildings and access to a glass art feature. You can also look down on people eating/drinking outside in The Coal Pit or look down on concerts/events there. Alternative rock band Fuel will have an outdoor concert at The Coal Pit in roughly two or three weeks? These rail lines are how Norfolk & Western (now Norfolk Southern) railway brought coal to the power plant. It's labeled Low Line or Lowline on developer documents and renderings of it are labeled Low Line or Lowline. I also can't seem to find any news stories on it, just renderings and my collection of construction-related documents.

Inside The Coal Pit, it's elevated on concrete structures and it connects to the second floors, so the name seems unusual. I think this elevated rail walkway is called Low Line due to being at street-level mid-block on Fourth and Fifth Streets, but you look down on it from Chestnut Street and look up at it from Patterson Avenue. It takes advantage of Winston-Salem's rough terrain. There is also a High Line, by the same developer, a block or two to the east that is fully elevated through downtown's IQ District and at a higher elevation than this path.

I tried searching for Low Line and Lowline along with Bailey Power Plant, the developer names for the path, and the names of surrounding buildings, and the names of surrounding structures that will use the path to access their second floors. All results are renderings only.

I found this massive rendering, showing the building under construction from The Coal Pit, with the Low Line shown from underneath, on the left side. You'll see it's on the IQ District server (Innovation Quarter) and has Lowline-Retail-View as the name. Other sites, such as Loop, also have renderings named Lowline used to help lease retail space along the path. I'm guessing it's actually called Lowline, as you wrote it?

Winston-Salem Open Tennis Facility:
A new structure for sponsors and VIPs is now completed and will open with a game between 15-year-old Coco Gauff and, the #2 ranked player in the world, Australian Ashleigh Barty. The new facility is called Harold Pollard Center and has air conditioning for the indoor suites, food and drink, and three tiers of outdoor seating. Winston-Salem already has a mens ATP Tour event and is looking into adding a women's event. Be sure to watch the Winston-Salem Open on Tennis Channel!

Do you remember the LGBT nightclub known as The Satellite Club, from back in the 1990s? It was in this building! Hoots Brewing Company's new mural incorporates Hoot's vintage diving helmet with the outer space theme of the former Satellite Club. You may remember the locally famous LGBT themed space mural The Satellite Club painted on this wall, with space explorers and aliens. Hoots Brewing Company is already calling the brewery building Hoots Satellite. Very awesome!

Muse Winston-Salem:
This city history museum is in talks with the City to lease the former Federal Courthouse at the proposed Oliver Park, on the southern end of downtown. If successful, they will change their name to Muse Winston-Salem, the Museum of Storytelling, Understanding, & Engagement. The museum will have exhibits and offer walking tours of the city, using the many bike & pedestrian paths that intersect at this building and park. The building can also host events and discussions on the city. The paths that intersect in this location create a bike and pedestrian cultural corridor, connecting several museums, universities, parks, and attractions. If approved, the State Highway Patrol will continue to lease the top floor and this museum would lease the ground floor.

The Easley Apartments:
Downtown Winston-Salem's newest luxury apartment proposal is called The Easley. This massive 541,608 square-foot structure will have 277 units. 180 one bedroom units and 97 two bedroom units. DPJ Residential is the developer and Cline Design is the architect. It will have an 8,160 square-foot indoor amenity area, an outdoor pool on the second floor with a view inside the ballpark, and beautifully landscaped courtyards, including a small water feature on the Broad Street side. It will also have a relocated park space at Second and Broad streets. The southeast corner is roughly 65 feet / roughly 20 metres tall and will be visible from inside the ballpark. The second floor will also have a community party space with an outdoor amenity area designed to provide views of the field at the ballpark. This developer loves the downtown Winston-Salem apartment market and decided to build this due to strong demand at their new apartment building across the street.

Downtown is so quiet with its progress. Its admirable in a way but still, more news coverage is needed to help spread the word beyond NC. THE EASLEY is huge!

I saw on Stitch's Instagram that they'll soon be working on the Morris Building in the IQ. Is there an addition planned for this space too?

8 West Third Street:
The office space in this project is roughly 85% leased. There are a few small spaces available on the second and third floors. This project should start construction soon!

500 West 5th:
The North Carolina Center for Cybersecurity has signed a lease to move their headquarters to this building. They work to position North Carolina as a leader in cybersecurity workforce development to help existing businesses meet the global demand for a more secure supply chain. This headquarters is expected to bring new cybersecurity startups to downtown Winston-Salem.

Work has started on the sixth floor, which will become a conference center with catering and meeting facilities for groups of up to 150 people. The conference center could open early next year. The building's office space should be 100% full, with all tenants and their employees moved-in, by June 2020. A restaurant space is still available on the ground floor, if you're interested. They are now planning a new construction office, residential, and retail building on a neighboring site.

New Jobs - ESPN ACC Network:
A new ESPN studio was completed in Winston-Salem. It will have around 31 employees making video sports programing.

Salem Parkway:
Main Street is now connected to Salem Parkway. They are currently having issues with rocks (blasting volcanic rock). Salem Parkway will be below ground-level through downtown.

300 MLK Apartments & Retail:
The former Smith Dry Cleaners site, on Third Street, is under contract to a developer for an apartment and retail project. The building will have three floors at the prominent East End Neighborhood intersection (Third & MLK). The developer said the project will have 11,000 square feet of retail space. It should also have a nice skyline view from the apartments.

3401 Indiana Avenue:
Architecture firm Walter Robbs and their adaptive-reuse specialist was hired to work on plans for the reuse of this building. The building was previously used by The Dudley Theatrical Equipment Company. It's near the big Whitaker Park redevelopment, Wake Forest University, and the city's major sports facilities.

Corporate Headquarters Moving to Winston-Salem:
Renfro will move their corporate headquarters to downtown Winston-Salem. They are a private company, with revenue expected in the billion-dollar-plus range for 2019. The headquarters jobs are expected to pay an average of $240,000. When the incentives are approved, they will move 225 headquarters employees to downtown Winston-Salem. Renfro has already moved their Design & Innovation division and around 50 new jobs to Bailey Power Plant, in downtown's IQ District, in the past few months. The company should have close to 300 total employees in Winston-Salem when the headquarters moves to downtown. Winston-Salem competed against New York City and Los Angeles, where the company has offices, for the headquarters. No word on what building they will lease for their new headquarters, but it will be in downtown Winston-Salem and possibly in downtown Winston-Salem's IQ District.

Another Possible Headquarters Moving to Winston-Salem:
The City of Winston-Salem is in talks with a data/tech company that, according to the local newspaper, may move their headquarters and around 850 jobs to Winston-Salem. This project is big enough to have a state code name. They plan to make a $13-14 million investment in their office space. We could know more about the company and the jobs sometime next month. Could this be a lead tenant in one of the tall building proposals in downtown's IQ District? I guess we shall see?

Union Station & Streetcar Yard: Built!
This project is now completed and has won the ENR Southeast Best Public Building Award! Everyone who worked on this project did an amazing job! It appears as if WSSU is in talks to lease the second floor, filling all of the building's office space. Five different restaurants are interested in the building's third floor retail/restaurant spaces, which should bring the building to 100% leased. Until a retail / restaurant tenant opens in the space, the city will only open Union Station for visitors once or twice a month. After a retail / restaurant tenant opens, visitors can look around while the tenant is open, since the retail / restaurant spaces are connected to the main museum space. This is a project I'll miss posting on. It was fun following the restoration of Union Station!

Did you know: Winston-Salem's Union Station was the only train station in North Carolina with rails that ran in all four directions! It was also the largest train station in North Carolina from April 15, 1926 until around 1950. Three or four different railroads operated passenger service from Union Station. There was a plan for a much bigger station than this, in the heart of the city, but World War I (The Great War) delayed the project, by several years, until this station was built. The location of this station is due to an International Rail Port in downtown, created through an Act of Congress, which was one of the nation's top-10 ports-of-entry. The rail port was demolished roughly 20-30 years ago. It made Winston-Salem the nation's top inland port city, at that time, but left no room for a new passenger station in the heart of downtown.

And then you will hear of the finest roads in the U. S., the greatest educational strides in the South. All is orderly, vigorous, progressive. Before you leave town you will know that you have visited one of the country's model communities.

This train station once had a grand 2-road circular entrance with Victorian rowhouses (you can see a rowhouse unit on the far left side) leading up to it:

The one-storey brick rowhouses and part of the 2-road circular entrance were destroyed by Interstate 40 construction in the 1950s. The circle is now a pie-shape, due to road widening, and half of the two road triangle was demolished for the Interstate.

This train station is unique due to how the three-storey building is entered on the top floor and the trains are on the ground floor. It takes advantage of the city's rough terrain to allow for more light and varied height ceilings in the waiting rooms that you can only have on the top floor.

Steinhaugen Brewing Company: Built!
Yes, another downtown craft brewery, as Winston-Salem becomes one of southeast's top craft beer cities. We didn't have any photograph updates on this downtown craft brewery. Just permits and some discussion among those who love local craft beer. This brewery quietly opened this month. They currently have five beers, but expect to have more. The five beers you can try are Ginger-Jalepeno Beer, Sweet Potato Ale, Nula Blonde, Year Round Porter, and Tart Persimmon Blonde. All have received great reviews! I still can't find any photographs of the renovated building, but did find one photograph of their tanks. This craft brewery was the adaptive-reuse of an historic industrial building at Tenth Street and Ivy Avenue, in the Industry Hill Neighborhood of downtown Winston-Salem.

Twin City Motors Building Adaptive-reuse:
According to the magazine, this building was a final assembly facility for early Ford cars and a showroom, where you could buy the cars assembled there. Drivetrains and transmissions were assembled on the second floor and a dumbwaiter-style lift would take them to the third floor. The final cars were assembled on the third floor and moved down to the showroom or first floor loading area with a car elevator. I want to thank the photographers and local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen.

Construction is on the rise in Winston-Salem! Winston-Salem had the biggest increase (by percentage) in construction employment, of North Carolina's big six cities, over the past year! Very impressive! I also saw a report that said downtown had an increase in the total number of jobs by more than 11,000. Wow!

WFBH Eye Institute:
This project is much bigger than what was originally reported! Look for apartments, retail, a large parking deck, and a "possible" hotel in this potentially three building project! rmhpmi @ WSTB Forum reported seeing "an "environmental drilling and construction" work crew" at the site, "taking soil and/or water samples." I can report (confirm what he said) that Hart & Hickman was hired to do this work for all three proposed building sites. When completed, this will fill the entire site west of Research Parkway and south of Third Street. An official announcement is expected in 2020.

Winston-Salem is booming right now! I try to post at least some of the construction, but there are maybe three or four times more construction projects than what you see in this thread. The projects in this thread are just the projects I can find photographs and updates for. There are some projects I can't find updates for and they never appear here, other than maybe a one-time announcement of the project.

What are some of the projects you're not getting photographs of? If there is any progress going on and it's not too out of the way, I might could get some shots of these.

Some projects, like Bee Safe, have never had any renderings or photographs appear here, even though it's near the ballpark. I plan to post a text update on Bee Safe in the next update. Science & Office Building has how many students walking past and it's almost impossible to find photographs of it! Surprisingly, anything on a college campus is difficult to find photographs of. When was the last time Radar Brewing Company made an appearance? I think I could search more for St. Pauls Restoration and find something? Whitaker Park may appear once every month or two? People now photograph the mural on Hoots on Trade, but not the construction. The Robert Hall projects rarely appear here. Did you know the pedestrian bridge at Green Street is under construction? So is the cycling path along Salem Parkway. Projects outside the downtown core, like the Neurosciences Center, are difficult to find photographs of. Anything in a neighboring Winston-Salem MSA county rarely appears here, other than maybe an announcement and possibly a rendering. I've noticed all projects in the West Salem Village / Ballpark area are always difficult to find photographs of? I'm guessing it will be difficult to find photographs of The Easley when that project starts? Has the Waughtown-area soccer complex started? That is a project that appeared as a text update, with no renderings or photographs. I actually found two updates on projects we haven't seen in a while, while researching this post! They are both updates from a few weeks to two months ago, but are new to us. One will be our first photograph update on that project.

I'll be in downtown on Saturday, if not earlier, so I'll get pics of everything around that I can, and I'll try to swing by some of the others that aren't too out of the way. Where exactly is that Waughtown soccer complex supposed to be?

I live in north Davidson County, so let me know of anything in Lexington that you need pictures of. I'm actually curious what the plans are for the depot district after the big fire.
