I feel bad for you if crossing a street is an inconvenience.

Having a grocery within the same site whether one drives to the development or access it by Skytrain is the best. Saves one from the running around and parking here there etc.. Having everything under one roof so to speak is the most ideal. Those other retail stores might last longer on the site too given that convenient/captured foot traffic.
