Just wanted to say a thanks for consistently doing this. I've been following this forum since 2013 and I have to say that it is a big reason why I'm about to graduate in real estate and that I can speak knowledgably about the local market with interviewers! We definitely have one of the best and most active forums on this site.

I love it. With advertising like this, we're always on their minds. Perhaps some Amazon employees might visit for fun, giving Philadelphia a good reputation among them.

I was speaking with a Comcast exec at a Halloween party last night and heard the following:
  • New building to rise on parking lot across from CITC
  • New building will commence construction in 2019
  • New building will be as tall, if not taller, than CITC

I know this info directly contradicts earlier intel about multiple shorter towers on the site. The exec seemed pretty matter-of-fact about it, like it was almost a done deal.

This does corroborate someone's discussion with an engineer on the CTC worksite over this past weekend that we can expect more supertalls, if I recalled it correctly. I think it was Mr. Saturn, but he can correct me if I'm wrong. Thx.

Based on how Comcast is growing last couple years, wouldn’t surprise me at all. They’ve been hiring like crazy.

Would that site require a height variance? At what point does the proximity to the parkway require a "step down" in height?

That lot where the parking garage is is zoned CMX-5.

Edit: Unless it's the lot where the charter school is, which is CMX-4.

I think it's 200', and eyeballing it from Google Maps, the parking lot appears to be almost exactly that distance away. So they'll be fine. Regardless, there's 0% chance they wouldn't get whatever approvals would be necessary.

Didn't they end up filling the entire CTC themselves? Other than the Four Seasons, of course. If they keep growing at this pace and want to create a contiguous campus they're going to have to build a few shorter towers or at least one really big one.

Did you hear anything about Russell Byers Charter school? I believe that parcel is not owned by Liberty and I remember seeing that the school is doing significant renovations, implying that they will be there for the foreseeable future.

AFAIK Liberty has been actively trying to consolidate the 1901 block of Arch; this has been rumored to be the third phase of Comcast's campus since CITC was announced.

The way this is worded sounds almost like Comcast is breathing down Liberty's neck for more space even as Liberty and the charter school are at an impasse. This would force Liberty to build on the contiguous parcels they already own (instead of consolidating the site before doing any site planning) which would necessitate a supertall.

Incidentally, that parking garage next to 2 Logan is definitely sitting on a gold mine now, land-value-wise.

Good point, having less space may be advantageous in that we could possibly get another supertall instead of the several shorter buildings we were hearing about.
