Very exciting! I'm looking forward to seeing how it shapes out. too bad about 9 levels of parking though! Surprised that much parking is needed considering it'll be students at tech.

It will be nice to have more retail on 10th and spring streets with this project. The parking is absurd for student housing... but I’ll try to refrain until I see the design

Yet another student housing project could break ground in January. This one slipped under the radar.

Midtown, soon home to student housing projects only, where you can live here for 4 or 5 fantastic years, then move to Lindbergh or further when they aren't options for you post graduation! /s. FWIW i find student housing is appropriate south, west, and north or campus (including this location, pending the buildings it means to replace and how much parking they propose). I do think it's getting awfully exhausted in Midtown scooping up so much prime real estate.

Pretty much all of the student housing projects are on Spring whch wasn't a street that was very valued prior to 2014.

Not to bust your balls SA, but is it really productive to question the amount of parking a development will have - OR - to focus on making sure it is best architecturally incorporated into the structure so that it is not an eyesore?

The reality is, the student housing market may collapse at some point in the future and the developer may need to market these apartments to a non-student population that will probably own a car. The developer knows this and their financiers know this. To argue for limiting parking in Atlanta at this conjuncture is really just taking an anti-growth stance. Which you are certainly entitled to.

However, I think it would be more beneficial if you argued for increasing gas taxes to fund mass transit. Ideally this would reduce car traffic and fund the mass transit projects we need in order to reduce/eliminate the need to own a car in Atlanta.

Just my $0.02...

Interesting. Amelie's just had a new reopening and the 4 rivers smokehouse opened last year.

As for parking, I do take a strong stance on it. That said, I'm not as worried about it at this location despite potential BRT or LRT in the area. If anything, I just want to see how many spaces they're proposing. The new student housing with 9 stories of parking in Midtown however... that I'll put a stink up about.

More lux apartments. Is this a new name for an existing project or completely new? I haven't heard about this I don't think.

Wood Partners expects to debut a 22-story project called Piedmont House along the park’s western edge at 12th Street this winter, the company announced today.

Billed as a “boutique” collection of 198 apartments, Piedmont House is claiming to be unrivaled in Atlanta, in that each unit resembles a penthouse and that, collectively, homes will be 50 percent larger than those at other new towers.

“Every unit is a penthouse in the truest sense of the word,” reads a marketing spiel, “meticulously appointed with the finest finishes and offering exceptional views.”

The project is said to offer the lifestyle and amenities of a luxury condo building “with the flexibility of a lease.” Expect in-unit perks such as cinnamon hardwood floors, Bosch appliances, wine coolers, floor-to-ceiling windows, Moen and Kohler stuff, plus powder rooms and mudrooms.

“There is so much momentum in Atlanta right now, with a renewed focus on Midtown in particular,” said Bennett Sands, Wood Partners’ development director, in a press release. “From the Atlanta Beltline to Piedmont Park, thousands of new jobs are being created annually, and residents are building their lives around Midtown.”

In common spaces, the Rule Joy Trammell + Rubio-designed building will offer the usual assortment of choice amenities—saltwater pool, cabanas, sky-lounge, high-end fitness center, private demonstration kitchen, and dog spa—plus a wine locker and tasting room and, yes, baby grand piano.

Beyond the luxe flats, the building will also add 1,200 square feet of street retail.

Early indications are that floorplans will span from one-bedrooms (919 square feet) to sprawling three-bedrooms with more than 2,500 square feet and two 13-foot balconies.

Projected rents weren’t disclosed (no units are technically available now), but with descriptions such as “lavish,” “cutting edge,” and “waterfall edge quartz countertops,” the project probably isn’t summoning the affordable-housing contingent.

Interestingly, developers told the Atlanta Business Chronicle recently they considered offering Piedmont House as 22 stories of condos. Ultimately, however, they found that the demand for rentals is still stronger.

Via Curbed on the student housing tower on Spring St.,

"The submittal to the Development Review Committee outlined plans for The Mark, with 18 floors of residences and an amenity level, atop a nine-story parking deck. The building would house approximately 800 students, with room for 380 cars. The parking would be wrapped by residential units and only be visible from a small sliver of Peachtree Place. Nearly 7,500 square feet of retail space would face 10th and Spring streets."

I love that they're wrapping the lot and also have a good amount of retail square footage.
