I'd bet that void immediately west of the main elevator core will be the residential ones. Generally mixed-use buildings of this scale have separate residential access to stop people sneaking into the condos. Probably enter on the main floor and it skips all the commercial floors.

I also noticed they are framing in the 3rd floor along the church will metal studs and yellow sheet insulation. I can only imagine that is some type of temporary wall. Seems rather cheap to be permanent.

Likely because they know a new building is going to rise there not long after
I actually found a little easter egg in the TNS reveal video, went back an watched it. It actually outlines "Site A" (TNS), "Site B" (Sutton), and "St. Mary's Cathedral Site" ... so they likely knew all along about the plans for the church, and probably are even heavily involved in the planning.
Wouldn't surprise me if that grass ramp area coming down south from Tower 1' skywalk level is either temporary until a the church development happens, or a placeholder in renders as the church building
is happening, but its not theirs to announce.
