There have been a lot of liberties taken with that rendering.

Lazy architect? who cribbed something from a pre-Olympics community plan?

I walked by the construction site yesterday on the way to Earnest Ice Cream. It won't be finished by mid-September

The One : Completion Update

Buyers have now been sent a letter with regards to the third completion delay. They are now estimating late October to mid November. They may actually make this one.

Those are some brutal announcements, particularly the timing. As of the last update, it was mid-September. If you haven't seen the site in person you could easily be giving your landlord notice on Sept 1 that you'll be out by Oct 1, and now you get this in the mail? What a kick in the balls, very amateur.

Update from "The Creek" on the Voda building:

Quote:
Sales Centre Closing Thursday, October 8

This is your final opportunity to purchase a home at Voda, the first phase of The Creek master-planned community. With over 90% of the homes sold since opening July 25, don't miss this amazing opportunity to be among the first to experience The Creek and understand why it represents Quintessential Vancouver.
I'm guessing they will close to re-tool the display suite for the next building, which we should see shortly. I would be surprised if they wait until next spring.

Any ideas when construction will begin for Voda?

MEC is moving to the Olympic Village (area) at 2nd & Quebec.

The proposal would see a three-storey mixed-use green building of approximately 60,000 square feet developed at 2nd & Quebec. The co-op's proposal calls fror a retail store totalling 45,000 square feet on two levels. Office space on the third floor would include a mix of MEC and sublease spaces as well as a community space.

BCIMC recently took over ownership/management of the existing building at Broadway & Columbia and I imagine it will be redeveloped, but I have to say that this will put quite a dent in the outdoor sports related retail on West Broadway.

Sounds like a boon for the Olympic Village, and a sad but inevitable loss for the Broadway outdoor activities neighbourhood.

Any idea if the new development will take up the entire block and remove the gas station at the corner of Main? The whole block appears to be ready for demolition, and I think the MEC blog posting mentioned that Beadie Group has owned the site for a long time.

Wow interesting move by MEC. Kind of odd that they have a giant new office building within what, 1 km? Was there no opportunity to combine the new HQ and a flagship store in either this or the HQ location?

A store still needs some office space on-site.

Not really considering they are running what is a large corporation that is veiled in the guises of a friendly coop.

They are doing product development, managing global logistics and all facets of their retail business for however many stores they have now. All requires a large amount of people and space. Most large corporate retail operations don't put their corporate HQ and a store in the same building unless it is a large office tower on top of a mall.

I understand the usage is different, but either footprint could have accommodated both, and both developments are only within a few years of each other.

That doesn't pay any taxes either, which is patently hilarious as I would hazard the majority of their card-carrying members are anti-corporations "because they never pay their fair share of taxes".

Bingo...

How does one think they pay for all of these buildings?

Not to derail but MEC hasn't paid a proper dividend in years (i think they paid out a small one last year or the year before) They just issue more member shares. Lots of tax free interest free working capital there.

I think they are wanting this OV location because it will truly limit the competition they can possibly face surrounding the store.

I wonder if Quebec will finally be widened and finished now that this building on the corner will be gone. It's too bad it's not a bit taller to block more of the backside of meccanica which I always found a little bland
