Welcome, UrbanBrandon. This article might shed a little light on your question regarding the project on the east side of Grant at 7th Ave. http://www.businessden.com/2015/02/11/cap-hill-landlords-clear-path-for-new-apartments/

That's interesting news about 11th & Broadway. Hoping for something big.

To begin, does anyone know any specifics about the project on the east side of Grant between 6th and 7th? A makeshift fence has been up for a few weeks and the City's development spreadsheet only denotes multifamily. Lastly, while in line at the gas station at 10th and Broadway, I overheard a customer explaining to the clerk that a employee at Arby's (11th and Broadway) said they would be closing soon and a residential development is in the works. Anyone aware of this? While I can appreciate fast-food at times, I would gladly welcome an urban fabric repair job at this corner.

Ramped up and then some- the sites been cleared, they've torn up a portion of the sidewalk, and construction equipment is on site.

The north side of Union Station is going to suck for pedestrians for the next couple of years, but after that......

Terrible waste of historic homes (built in 1925, not "decades ago" as that article states), for want of being one block out of the East 7th Ave Historic District (https://www.denvergov.org/maps/map/historiclandmarks#q=39.726071954309205,-104.98200646558233), and especially given the wealth of surface lots in the area.

btw hi everyone!

Some news for the weekend:

There is another big project coming to the Union Station area at 1709 Chestnut, across 18th Street from CityHouse.

The Shorenstein Company project is proposed to include 510 apartment units in two buildings - one 12 story building and one 24 story building. Both include ground floor retail.

Tallest building is 264 feet.

Nice! I think that's the only block that hasn't had a single bit of proposal news since DUS got started. Great to hear that there's something planned!

Very Interesting. The name sounded familiar but I had to look them up. Shorenstein is a San Francisco based company that owns Denver City Center at 707 and 717 17th Street. Traditionally specializing in office properties they've started to do apartments.

There is some heavy machinery and a construction trailer at the Broadstone at RiNo site. Additionally, it looks like a lot of dirt has been moved around. Anyone know if this project has broken ground or if this is something else?

Yup that lot is indeed owned by Shorenstein and has been for almost a year. Nice to see an announcement on it!

I know backyard on Blake has broken ground. Is the Broadstone at Rino on Brighton Blvd?

They're a great company. I've worked with them quite a bit in San Francisco, I'm glad they're building a presence in Denver.

^ Just another reason why DUS has been so important - bringing a national developer presence to Denver like never before.

Excellent. I am eagerly anticipating a rendering on these. If built I would bet most anything these convert to condos at the earliest possible moment. Hopefully now that DUS seems to be close to the possibility of being built out developers will move to other ripe locations (Arapahoe Square...cough cough).
