That's why I feel this would be the only option on Broadway, the trees are right up to the curb on both sides of the median.

Centennial fountain at Broadway and Donald is just that a fountain, no washroom at all.

The Memorial Park washroom was subject to a good fight at the time between then Winnipeg Mayor Steve Juba and Provincial Public Works Minister Russ Doren over the fact the the Provence did not need a building permit as the senior govt to build the facility in the park which is under provincial jurisdiction. At one point Juba dumped a pile of Pota-Potties on the grounds of the legislature saying cabinet should use them as offices.

Now just because people use the fountain as a toilet, doesn't necessarily make it a washroom.

Coming along nicely. I think most of those balconies are going to have amazing views with they way they angled the units.

Yup. And putting it there isn't exactly a good thing. The reason they use that yard is because of its proximity to the rail line. So that tower crane just might be on its way out of the city

Actually its Bird Construction that I was thinking of that has had a yard on Day street for years.

Can't place off hand where PCL is off Redonda unless they are just renting yard space for it from somebody else.

Last I looked they still don't have a waiting list or anything for the suites, so no rate info. I would guesstimate based on other buildings in the area around $900 for the one bedrooms (especially facing away from the river) and 1300+ for most of the two bedrooms? The townhouses and top 5 floors more I'd assume.

$900 seems low to me. I haven't rented for about 5 years. But my newly renovated one bedroom at Silver Heights Apartments were $750 to start. But they had yearly rent board reviewed increases, where they go above the maximum and need to be approved. When we moved out after two years, they were going to be over $900. 2 bedrooms were over $1100 IIRC. And that was 5 years ago right on noisy Portage Ave.

I would highly doubt if these one bedrooms came to market at anything less than $1100/mth unless they're under 500 square feet.

Yeah...most new construction rentals I see are looking for $2.20 per square foot....its has risen in the last few years...was under $2.00 not long ago.

Next we have to get hotel rental rates up to make new hotel construction viable.

New national building energy code comes into effect next month which will kill all development in Winnipeg anyways...especially low margin development like multi-family residential.....we have also seen our last curtain wall building in this city....glad I got mine in.
