West Coast Reductions is a nearby processing plant that is sponsoring the theatre for $2M:

Very keen to have (re)development march up from Hastings and down from Venables to meet the York. It's got every potential to act as a such a catalyst.

That's the one that makes the area stink, right?

Nice building, but would it have been so hard to fit the letters between the panels of glass?

Maybe we need to have "hootsuite station at 29th avenue" if that's what you want.

On 41st, adjacent to Leo Wertman Seniors Residence and directly across from Oakridge Mall.

I believe the sign board on site said 41 homes, which seems low so I might be wrong, compared to the 5 SFHs at present. I was wrong about the number of units, but it should be about 80. A huge 16x game.

The Aperture Living project a couple blocks west on 41st was 78 homes replacing 5 or 6 SFHs.

Hmm I like the building itself but I wish it met the street a bit better.

I like it. I actually don't mind the streetfront presence but it's interesting to see that the rendering doesn't include any street trees. What is the likelihood this actually happens?

41st has many trees and bushes, but few between the sidewalk and street. This may be related to the presence of trolley wires, or just how they planned it at the time.

---
As a general question, once a developer owns a plot of land what triggers the decision to proceed with developing?

I'm guessing in the case of 41st it is because these (presumably small/er) developers consolidated a block of land and they don't have any other land to work on. If they don't work everything they have, they don't make money and they don't have enough capital to gain anything by sitting on vacant land.

Concord Pacific on the other hand has so much land they can keep busy in Burnaby while there is a market, and then return to Northeast False Creek either when the viaducts are demolished or if the market dries up elsewhere they'll be able to more reliably build+sell in NEFC than anywhere else in the region, especially with one new school already going ahead and another planned for the Olympic Village area. (During the Olympics they were promising to build so many towers by now or soon in the area)

There is also the advantage of selling a new unit when there isn't a competing development next door, or in the cost of building when fewer skilled trades are at work on other projects.

There are perplexing vacant lots in Yaletown, I think slated for social housing. There are former gas stations that sit for decades, with non-existent property taxes with the claim of soil remediation. There are the storefronts on Granville where the landlords appear content to bide their time with seedy tenants.

When there is a lot with a clear opportunity to build and sell that doesn't appear to be waiting on any changes to the area, what ends the waiting?
It seems wasteful and more harmful than many things the city does respond to.

Like the Leo Wertmann Residence, the absence of streetfront retail on a major street shows that the City isn't interested in creating a street-oriented "neighbourhood" at the crossroads of the Oakridge "Municipal Town Centre", but rather, focussing all the activity only at the Oakridge Centre site.

That seems to be largely in contrast to other Metro Vancouver Municipal Town Centres with more dispersed commercial activity.
