I wish "theviews" team good luck, as they will need it.
They have a lousy (bowling-alley) type footprint and a small amount of large units that will need to fetch a huge price in a down market to make it work. Also, very limited to zero water views.
Sorry to be glum, but it's reality.

Yeah, curious timing to launch a high-end project.

In a funny twist, what most of the units in the project will be lacking, are views.

Not much to disagree with on the massing, but I rather they articulate everything a bit more simply, something like the podium of Maddox, with the white frame continuing into the ground as a square column rather than round one:

Views may not be as bad as you may think - they'll have an angled view westwards over townhouses and the Coal Harbour Community Centre. Click on Bird's Eye view.

Anyone know what is going on in the corner of Nelson and Hornby? They have been powerdrilling every single morning the past week and they have completely sealed off the stairs to the back entrance of the Law Courts building. Seems like a pretty major renovation.

Could be the next phase of the membrane replacement.
I'm not sure if they have done the areas around the Great Hall Building
(I doubt they've done Howe, not sure about Hornby).

Wow, it's taking forever for this membrane replacement project. I remember when I moved into the Canadian@Wall Centre in 2005, the project was already a year old.

I suppose it is a big project though....

I don't think there has been much visible construction recently.
I think Robson St. was dug up in summer 2011?

The only other project I can think of would be the downtown hydro upgrade project, but I this thread says it runs under Richards St. (although there appears to be new hydro infrastrutcure at Nelson & Homer)

I'm a bit confused about this entry on the DPB Agenda for February 25, 2013:

"300-660 Robson Street"

Unless it's a banner program for a festival street closure, I doubt the project spans 3 city blocks.

The 300 block is Raffles on Robson @ Cambie.

The 660 address is probably the Lennox Pub.
There is no 3rd floor (i.e. suite 300) above the Lennox Pub - unless they are adding a 3rd floor?

Thanks. The video shows the Oxford site on Melville as "pre-Leasing". The map shows a short cube, but past posts on the frum has indicated that it would be a tall tower.

....

Pacific Point is the one that had its post-tensioned cabling replaced, isn't it?

I believe that is actually the Bentall site on the parking lot not the oxford site.

Everything I have heard is that the Oxford site on melville is still planned on being a very large building (600,000sf+).

I'm not sure it's planning on proceeding soon though, I'm under the impression they are still actively leasing the current building.

I'd be shocked if we saw it any time soon. My guess is they are leasing it with some sort of termination clause built in just in case.

I don't expect any new buildings this cycle as the market will need to absorb the 4/5(including GM place tower or not) new builds and the resulting vacancies left by upgrading tenants.

I wonder how much of the "principal corner" will be left open?
It was a huge improvement when HMV opened up the corner from the walled off displays that Virgin had installed.

BTW - walked past the other day and peered in - the mezzanine has been completely demolished.
