There have been various proposals for the site over the years. Excavation for one of them may have been done at one point, so the site is now a large hole.

Two of Thunder Bay's downtown Business Improvement Associations are fighting over which one gets our new multiplex, currently in the planning staged. Last time this happened with our auditorium in 1984, it ended up getting built in a horrible location. Hopefully this doesn't turn out so shitty.

I prefer the southern downtown location, and I made a map for it:

Only the north downtown site has been shortlisted, and it is the cheapest location in every configuration, half the price of the most expensive configuation. The other sites are, in terms of increasing cost: near the airport, near the auditorium, an empty business park from the 1990s on the edge of town, and a pier on the waterfront. Either downtown or the empty business park are the leading contenders but a lot of people support the pier, however, to simply access something there would require about half a million dollars in infrastructure investment and the re-location of a railyard.

My favourite was the SPF proposal, but I think this is a strong design. One change from the previous version is that it now retains the entirety of the old King Eddy building, which is a huge plus.

Look forward to seeing it come to fruition. Lots of big things happening in East Village...finally! It only took decades.

Wow that looks really good! What kind of materials are going to be used for the exterior? It looks like wood and brick but I'm not sure.

Here's the new design for the Burrard Gateway project (two apartment towers and one office building). It just got through the Urban Design Panel.

Some people like it, others hate it. No matter what the opinion, it'll add a lot of street life to an already busy area.

I think I may be a lover in this case. How tall is the big one projected to be? Looks pretty high; maybe in the 180-200m range?

The database shows 165 metres, but thats just an estimate.

It is currently approved for 163m, however vancouver allows for a 10% increase over approved height for mechanical floors so technically the building could be as high as 179m.

My guess is it will be about 172-173m based on this rendering which shows its mechicanical penthouse extending above the 163m line by about 10m.

Even if this tower is only 163 meters, its odds of getting on the top 10 u/c list are very very high, when it does begin construction.

Wow, i really like that Vancouver proposal. I would love to see something like that filling in one of the empty blocks in downtown Winnipeg. What a beauty development. I really like the white honeycomb type side of the building.

I find it interesting that the majority of Canadian forumers here actually like the design. In the Vancouver forum most people either hate it or at least have a few issues with it. My own opinions are that it is way too busy. I think the design should be simplified somewhat. This streetwall however is badass:
