Thanks

T-Mac: Man, looks like floors 7 & 8 are started. The steel is going up very fast. I also like the shot you took from the parking garage behind the Well Fargo building (I think that was where you were at). That pic provides great perspective.

I would imagine that 222 South Main should be visible in the skyline from the freeway by now.

While alot of us wish that 222 was going to be taller it really is a perfect piece of infill, as several of those pitures show. Looking east you will see 222 between Monaco/Chase and Amer Towers/Wells Fargo and looking West you will see 222 between Chase and Wells. It will create some additional density in the skyline.

This image in particular

Not only will the skyline be dense, this will be the first area of Salt Lake that will actually feel like a true urban center. Salt Lake's problem has always been the towers were spread out along Main Street and State, creating a less canyon like feel than what happens in large cities across the world. But with HP, the canyon effect will actually happen here.

Agreed. Just picture driving or walking or riding trax in a few years in that area. One side there is the Wells Fargo Center, then look left and there's the new 222 South Main. Then look right again and we then have the Chase Tower.

Wow, they are moving right along. I passed by 222 south this afternoon and was surprised by the progress! T-mac, you need to update your photos again.

You will get an update this evening. Not a very big one as I had to go to a couple of clients around the valley, so I took the camera. I was able to take a couple of drive-by photos of 222 S Main. I also got a couple of drive-by photos of Millcreek Terrace, Cottonwood Mall demo, the Lexie Tower site, Patrick Dry Goods Building, Hyatt at the Gateway and the Millrock Office Towers at the mouth of Big Cottonwood Canyon as that is where one of my clients has their office.

I had to head out to Tooele today for work. Coming back into the Downtown area via I-80 the 222 south main tower is now visible in the skyline.

Hot off the presses this morning....

Three Tenants Commit to 222 South Main High-Rise

Monday, July 21 2008
by PR or Business News Wire

Three future tenants have signed lease agreements to occupy nearly 90,000 square feet of Class A office space in the state-of-the-art 222 South Main high-rise located in downtown Salt Lake City. Although construction won’t be complete until November 2009, nearly 25 percent of the 22-story building has now been secured by tenants.

Hamilton Partners, a privately owned real estate development and investment firm, and commercial real estate leasing agent CB Richard Ellis have signed agreements with Holland & Hart, Brinker, Hofer, Gilson & Lione and CBRE to occupy 87,992 square feet of rentable office space. About 337,008 square feet of office space remains available.

“222 South Main will be among the most intelligent and efficient buildings in Salt Lake City and we’re thrilled to be able to welcome such tremendous tenants,” said Bruce Bingham, partner at Hamilton Partners. “Our future tenants recognize the ingenuity of our building and they want to be a part of such tremendous progress. Not only is it the first Silver LEED Certified high-rise in Salt Lake, but its architecture, accessibility to TRAX and technology declare efficiency for workplace productivity.”

Holland & Hart, the largest law firm in the Mountain West with over 420 lawyers in 15 offices nationwide, will occupy nearly 67,476 square feet on the top three floors of the office tower. The new offices will permit use by 65 lawyers and supporting staff. In addition, Brinks, Hofer, Gilson & Lione will utilize 7,527 square feet and CBRE will occupy 12,989.

“Holland & Hart is growing in the Salt Lake City market and we need additional contiguous, Class A office space in order to serve our clients,” said Carl Barton, Holland & Hart management committee member. “We are excited to do so in the most beautiful building in town and one that is environmentally friendly and energy efficient. The building reflects Holland & Hart’s corporate values and strategic plan.”

222 S. Main, which is estimated to cost over $125 million, will provide its tenants with state-of-the-art amenities, including fiber optic voice and data network, redundant power supplies for added security and virtually no downtime with fully automated building systems. In addition, the 22-story tower will be located across from the TRAX Gallivan Plaza station, providing building tenants with easy access to the city’s commuter and light rail systems.

As one of Downtown Rising’s 53 projects, 222 S. Main will recover over 425,000 of 600,000 square feet of office space lost in downtown Salt Lake City with the implosion of the Key Bank Tower and transformation of the Triad Center last year. The tower is designed by the award winning architectural firm Skidmore, Owings and Merrill LLP. SOM has designed the John Hancock Center and Sears Tower in Chicago and has designed 222 S. Main to allow for column-free floor design, which will allow for efficient and flexible office space planning.

Looks like the opening date has been pushed back, it was originally suposed to open in July 2009.

only 25% leased????!!!

Why is it only 25% leased??? Don't the statistics show that office demand is extraordinary? and yet Hamilton is only able to get 25% of 222 leased? That is not good news. Is the demand getting sucked up by all those terribly designed office buildings near South Town, Sandy?
