Yes, the southern portion of the property falls within the Lady Bird Lake Waterfront Overlay. However, zoning may be put in place to allow for a 393' tower on the northeast corner of the property.

The 393' height limit applies to the Seaholm Plaza Hotel, it does not apply to Green or any of the other parcels.

The Waterfront Overlay applies on both the Lady Bird Lake and Shoal Creek sides of Green. It limits heights between about 150' and 500'. The northeast corner (Block 23 - the half block shared with Ballet Austin) does not have any height limit, nor does the Control Center property across Shoal Creek from 360.

Why is the height limit set at 393'? Why can't they just round up to an even 400 feet? Whats with these odd, strange height limits?

The first half of 08 should be very fun to watch.

Majors already Going up but not showing on the skyline:
Austonian - 56 fl
Legacy - 31 fl
Spring - 42 fl
Altavida - 36 fl

Majors scheduled to break ground in early 08:
W - 38 fl
Four Seasons - 32 fl.
Marriott - 31 fl
21C - 44 fl
7Rio - 32 fl
Novarre - Post Office - 35 fl

I'm not including Van Zandt, etc that are scheduled for later 08 or some of the periphery mid rise projects.

That is some MAJOR change to our skyline.

Something looks like its happening at the Four Seasons site. I drove by there yesterday and they had construction fencing around the site where the new tower is going to go.

jsoto3...your first picture should be on the cover of Monarchs' brochure! Very nice. The buildings patio's are first rate and that photo shows how appealing they will be to lounge within.

THey have to start putting the glass on the spire right? Dont know what they are planning but I hope they aspire to finishing the job and topping the height out for real with the pole soon.

And this does not include the budget terminal and the future, 21-gate south terminal. Way, way down the road, plans could call for two mid-field concourses. Each capable of being expanded to 20+ gates.

This just finishes out the original building right? As you enter, the left end of the building (where gate one is) has another seciton to be added, yes? I just realized it was odd that the short end of the building started with gate one.... so they would have to re# all the gates! Hum.... I fly all the time and I never realized they were #ed from left to right.
