Anybody know if there's going to be ground floor retail in these projects? This neighborhood could use it...

They are not planning any, unfortunately. Charlesfort has not been much of a mixed-use type of developer even though they haven't lacked the opportunity (Glasgow on Bronson, come on down!) The Gardens' Tower II had a small retail space carved out of its ground floor, it was shown as such on the floor plans, but if you walk by it today you can see that the space is shuttered and used for something else. The Continental on Richmond Road has the same mention of retail space on the ground floor - a tiny speck of a store that may end up never being a store but rather a guest suite or something like it.

For all his beautiful buildings that is the biggest of Charlesfort's shortcomings.

The fact that HP doesn't have retail stores was one of the reason I purchased a unit. As a resident, I'd like the building to be purely residential. With retail, they wouldn't be able to put up iron fences and the greenspace will not be private.

FYI, Phase 2 construction will begin in January. There are enough sales for that to happen. In fact, they will be tearing down the two buildings currently in the footprint at the end of the month. Bai bai art gallery...

They have lowered the prices for Phase 2 though, about 2K each. Time to buy??

Looks like they're above ground. Should start rising pretty quickly now. I can't wait to see this building take its place on the streetscape.
