Hotel plan advances at Gold Coast SRO site

The Chicago Plan Commission has approved a proposal to build a boutique hotel on the site of a 100-unit single-room-occupancy hotel on the Gold Coast.

Developer 1118 N. State LLC, which consists of M Development LLC, will build as many as 200 hotel rooms in a new building to go up behind the facade of the four-story Cedar Hotel.

M Development owns several properties in the area, including on nearby Oak Street, where it is in early stages of a project that will occupy the block along the south side of Oak between State and Rush Streets. Retailers expect that project to be a catalyst for change along the Oak Street corridor of boutiques and Euro retailers.

M Development closed on its purchase of the Cedar Hotel from Beryl Gore in December and has met several times with area residents regarding its plans, according to Jeffrey Shapack, a principal.

The Cedar Hotel, behind two restaurants where Rush, Cedar and State intersect, is classified as historically significant by the Chicago Historic Resources Survey conducted by the city in 1995. The developer has agreed to build behind a renewed east facade of the building.

"It will look like a four-story facade, but we will build two stories behind" it, Shapack said.

The developer has plan-commission approval to build as high as 250 feet. Though the number of floors in the new project is unknown, Shapack says, the zoning allows 20 to 23.

The expanded zoning for the site allows the developer to build a 150,000-square-foot project rather than an original 86,247 square feet. Negotiating for that zoning change, the developer agreed to make a contribution of $492,840 to the Chicago Public Schools Capital Improvement Fund.

Eight resident tenants will be moved to other SROs owned by Gore, according to a Department of Planning and Development project manager who spoke to commissioners.

The two ground-floor restaurants at the front of the site, Melvin B's and Cactus, will vacate when their leases expire, Shapack said. Though a restaurant is planned for the ground floor of the new building, an operator has not been selected.

Pending City Council approval, the developer expects to begin construction by year-end.

yeh definitely. Not all it could be, but certainly an improvement over their old design. i'd link to the image shown on yochicago, which is much larger and crisp, but didn't know if that was kosher. So here's the image shown on Cityfront Plaza's website:

Some random thoughts from a lakefront bike ride yesterday.

- First, I kicked myself hard for not bringing my camera.

- 600 N. Fairbanks is popping up in this little hole in the skyline and is quite visible from North Ave beach. No glass was visible yet, just the core and a couple floors. Should make a good impact.

- 600 N LSD really pushes the streetwall to the east and stands out well, even with only the north tower done. The glass looks good, but it appears the concrete is being covered by cheap grey vinyl siding.

- Looking west down the street, 50 E. Chestnut looks pretty good.

- From the east, Parkview West's glass was this amazing blue-green color. It must have been from reflecting the lake, but it looked really cool.

- Last time I was at Navy Pier it was amazing how much 340 OTP stuck up into the skyline. Now, you can barely see it due to the Chandler and Regatta. Lake Shore East is such a massive block now. The Tides is already a solid presence from all angles.

- OMP is absolutely huge seen from Navy Pier. It's almost on par with Museum Tower and I counted only 7 floors until it matches it's height.
From the Field museum, OMP's glass looked great, and I liked the two-tone.

-And it was very cool to see Trump's tower cranes from Shedd.

The St. Clair at Cityfront Plaza sort of reminds me of the Chicago Title & Trust building except for the very top. Unfortunately from that vantage point it's going to block 600 N. Fairbanks, but I guess that's not too big of a deal. There are still many great sightlines to view 600 N. Fairbanks.

The first page lists The St. Clair as 560 ft. I wonder if that is still an accurate height. The building is only ~40 stories.

^^^ I also thought St. Clair looked like a stumpy Park Michigan. My thoughts are, as long as it's not as hideous as that CityFrontPlaza 'Frankenstein' on Fairbanks, I'll be happy. Oh, and if they build III my disgust will be quelled as much as it can be.

Museum Park Place is completed now. I set the date on Emporis to March; it's still waiting for a couple of cladding panels by the entrance, but since they're clearly on backorder I don't see any reason to hold up calling it complete for such a minor detail. It's been occupied for a while already.

This weekend I had a chance to check out the 13-story hotel under construction in Naperville. It's already past the foundation stage, but not above ground yet and no tower crane. Photos coming to Emporis in a few days.

Also, the last of the Abbott Homes is gone now (it was there in January). So once Stateway Gardens 4 is torn down, which is happening now, the only CHA high-rises left which are not seniors-only and not converted (i.e. the Hilliard and Olander Homes) will be the three Green Homes towers by Division Street.

No foundation cranes at 1555 Wabash yet, unless they're still lying on the ground.

I actually kind of like Clair. In fact, it serves as a nice reduction of Tribune Tower...maybe its just the photo.

That area of River North hasn't seen quite enough activity lately, this should help....there's several more developable lots along Franklin, it'd be great to see more mid-rise and high-rise housing density here.

^ I think they were ready to start site prep about 6 or 7 months ago...but then for some reason a change in planned use for the loft building next door delayed the start until this spring.... (actually they've reportedly been at 70-75% sold for some time now)...at any rate with the caisson rigs now on site, construction should officially begin very soon .....

Fire breaks out in Streeterville high-rise
April 30, 2007 - Firefighters are responding to a fire in a high-rise building in the Streeterville neighborhood Monday afternoon.

A still-and-box alarm was called for the high-rise building at 600 N. Fairbanks Ct. just after 1 p.m., according to Fire Media Affairs Chief Kevin MacGregor.
Crews are responding to the scene, MacGregor said. Additional information was not yet available.
