I don't disagree that having it in local hands tends to be better (look at the idiotic Durst site on Delaware Ave still), BUT I don't find Adler's comments all that encouraging about having to do their homework again. This is a very very important location, and having no concrete plan now is not a good thing imo.

Eh. Meh.

They'll make the numbers pencil out. Lubert Adler bid $8MM less to begin with. It could be that the other firm just overpaid. So if anything, they come back with an even lower bid.

While I understand this incident took place in NY, the conversion nature of the very large Centre Square project, the immediate timing after the NY incident and the fact that the winning developer is NY-based is way too coincidental.

I believe the Liberty One lights are broken. They have not changed color in awhile including for All Star Weekend when all the lights were red. Same with The Laurel. Plus the mylibertylights app won't change the colors. This leads me to believe they are either broken or being renovated, let's hope for the latter.

I just saw a video where more than half of the "spine" of CTC now has LED's with color. Looks like they only have to work on the hotel section now

24th & Walnut Street

Pretty big news. The upcoming community meeting? A public notice was just sent to the neighborhood . . .

. . . to discuss the redevelopment of 24th & Walnut into a mixed-use, 33-story multi-family apartment building!

This proposal appears to be significantly more impactful than the timid proposal at the former Rite Aid location.

The property owner is Walnut Bridge Associates, and it looks like they are teaming up with PMC Property Group. PMC loves the Schuylkill Banks, that's for sure.

I'm guessing the proposal will encompass both the existing building location and the old, decrepit parking garage next door. It says proposal contemplates "removal of the existing structures."

One negative: above ground parking garage. One positive: podium set back 25 feet from Walnut Street to "create a new public plaza with views to the river."

Proposal is for a "brick-clad podium building topped by a glass-clad tower with a facade animated by bronze-colored mullion extensions." It will also be " . . . respecting the urban fabric of the surrounding buildings and activating the street with expansive storefront glazing and retail space."

Applicant needs property to be rezoned.

This section of the Walnut Street corridor is so ripe for investment. It's about time it gets some attention.

When is the meeting? Would love to see a render! Also -- If they can knock down a 6 story building and parking garage for redevelopment, there is no reason why the surface lot half a block to the north can't be developed.

Is this where the Sweat Fitness used to be, with the Phillies mural, hopefully the parking is obscured from street level. I suspect this will resemble PMC's towers to North.

But these more ambitious proposals are exactly what belong on Walnut Street, not a 5-over-2 box.

Though too bad the parking lot on the North side of Walnut can't be developed first.

A parking podium here would be atrocious. I'd hope that any developer/architect would have the sense to put a "podium" below street level at this location, given that Walnut is about 2 stories above ground level. By the description, that appears to be the case, but I am wary until I've seen more detailed plans.

A few responses to the comments:

- Yes, it is indeed the building that was vacated by Sweat Fitness (and has the Phillies mural on its western wall).

- The CCRA public zoom meeting is scheduled for Thursday, August 20th

- The empty lot on 24th Street along the river is ridiculous. It's hard to believe that we are now almost 20 years removed from the 600+ foot Mandeville Place proposal for that surface lot. Bring it back!

- I certainly hope the parking podium stays below the Walnut Street grade, and the description does sound encouraging on that front. That said, I also hope the design treats 24th Street with care and respect.

The building already has a parking garage set back from Walnut street along 24th st. Do you think it is possible they are just going to use that. It says demolition of existing structures but does that mean "all structures"?

I was bummed when the 12th Street Gym building was downsized and the design dumbed down but I am always pleasantly surprised whenever I get good glimpse of this one. The red really works for me.
