And now Silverstein may have another headache - Moody's is leaving 7 WTC, vacating 760K square feet or 45% percent of the space per Wiki. So now that building will be only 55% occupied.

Moody's To Relocate Global Headquarters To 460K SF At Brookfield Place -

Moody's, one of the first companies to sign an office lease at the new World Trade Center after 9/11, is leaving the complex for a building across the street...The lease represents a significant downsizing from the roughly 760K SF Moody's occupies at 7 World Trade Center...

Don't think that's going to be a major problem seven World Trade Center will fill up quite easily things are just shuffling around. You can fill up 7 World Trade Center with two or three midesize tenants not just one major.

Not sure I agree that 750 k sf is not a major problem for the WTC complex. After all, I suspect that Amex won't need more than that amount, and probably less, so they may well be tempted to lease that empty space rather than the new WTC1 as I suspect they could get it at a cheaper price and maybe with a renovation discount thrown in.

American Express isn't going to leave the world financial center which it owns almost an entire tower in a far better complex for 7WTC. American Express is a large financial firm and they need large floor plates as they're one of the major players in the game so they would only leave for a signature office tower like 2WTC. Silverstein can fill up 7 with a couple of midsize companies

If I remember correctly Amex was looking to lease more than that (1M+), although maybe they would break it up between buildings.

It may not be bad news but definitely not good either.

American Express Earnings Call coming up January 30th at 8:30 AM.

American Express is flush with cash.

Their stock has skyrocketed 192% over the past 5 years.

They are up 2.5% just today.

+1, not sure I expect good news but we shall see.

They should also take whatever extra $$ needed to add a spire to this and just complete the spire on 1WTC instead, this would really look the best with a ~1,250' flat roof.

Is everything that’s visible in the lobby to the right of the escalators the existing, above-ground mechanical equipment?

Also, if AMEX signs, isn’t this ready to simply go vertical? If so, would this top out about two years after construction starts?

The tower would be the final major office property in the redevelopment of the site of the 9/11 terrorist attacks. Construction of the building has been on hold since 2016, when News Corp. and 21st Century Fox scrapped plans to move there. Silverstein Properties, whose chairman is Larry Silverstein, has been negotiating for years with other prospective anchor tenants.

I am not a Mets fans per se, but Larry potentially securing this lease reminds me of that moment.
