BOE building 5th & N.

I spoke to roughly seven different people with the State regarding the State’s plan for the 23 story BOE building. The bottom line is that they haven’t made any concrete decisions regarding the building. They are considering a complete rehabilitation as well as complete demolition. They didn’t mention selling it or conversion to residential. So much like. 300 Capital Mall, the BOE building probably won’t change anytime soon.

I thought it was reported that the latest proposal would have overhead shade awnings to protect the crowd from the blistering heat? This rendering doesn’t show that.

That was the previous plan, with the assumption that Sac Republic would become an MLS team; I think this rendering is entirely conjectural, none of the new buildings in the image have even been designed yet so what you see here is largely placeholders whipped up for the term sheet. Shade would certainly be a good idea for a stadium of this sort.

My favorite bits of the term sheet are the proposal to fund completion of the Paint Shop concert venue, an adaptive reuse of one of the historic Central Shops buildings, and acquisition by the city of the plot of land between the train station and Amtrak tracks west of the 5th Street bridge, which will become the expanded intermodal depot, expanding the existing train station to the north with something more like an airport concourse, or Los Angeles' union station, with bus connections (presumably including Greyhound along with Amtrak buses) and other services, like restaurants and shops for travelers (which, because a train station is open to the public in ways that an airport concourse is not, would also be accessible to folks downtown.) The latter is a few years off, of course, but they've already got a plan and already have the land. Now it's just a matter of money...

Wow what a list, thank you Xxssandman! Here I was thinking things were so quiet, but actually all in all if half of these things come to fruition that will be pretty nice. Lowered expectations and all that.

I've been wondering the same thing. The latest I've been able to find online now says "2025" as the start date, which as well all know here, really means like 2030.

Welp, add this one to the looong list of canceled Sacramento highrise proposals. The 32-story, then downsized to 26-story, apartment highrise project at Lot X is no more. The developer just put the land up for sale.



Lot X site in Downtown Sacramento for sale, says Turton Commercial

Lot X, the site on Capitol Mall most recently planned for one or more residential towers, is on the market for sale.

Turton Commercial Real Estate announced on social media Friday afternoon that the 2.58-acre site on the southwest corner of Third Street and Capitol Mall in Downtown Sacramento is listed at $19.95 million.

"We are currently evaluating all of our options with Lot X, which includes potentially selling the site," Jenna Lefever, vice president of public relations for the site's current owner, Southern Land Company, said in an email. "We love Sacramento and look forward to making our mark in the city; it’s a matter of it being the right time and right circumstances."

In looking at market indicators provided by Colliers Sacramento, it appears to show that office downsizing and vacancy levels have leveled off.

Sacramento pauses Railyards deal. Union calls for 25% affordable housing

Sacramento tabled a multimillion-dollar expanded financing agreement for infrastructure in the Railyards district, Tuesday, as labor and housing advocates called for a revised deal that would put developers on the hook for more affordable housing in the area.

The agreement — which would have expanded a special taxing district from a smaller, eastern section of the Railyards to a much broader, 244-acre area — was hit with a protest last month by union members and residents of the two apartment buildings there. The committee overseeing the financing agreement for the Railyards voted, Tuesday morning, to officially accept the results of the protest and put the deal on hold for one year, as required by law.

A group of Railyards residents and representatives from the union that organized the effort, Unite Here Local 49, celebrated their victory while calling on the city to negotiate a deal that would require 25% of the housing built in the Railyards to be designated affordable.

As precedent, the union cited Sacramento’s regional housing needs assessment and the Surplus Lands Act, which has some provisions around projects that devote at least 25% of new units to lower-income households. The act, said Sonya Karabel, a campaign researcher for the union, does not apply to the Railyards, but serves as an example of what the state has deemed possible.

Developers previously said that of the first 6,000 housing units built in the Railyards, 500 would be affordable, or about 8%.



25% sounds great, but is it economically feasible?

Time to stop stepping on our own toes to achieve affordability goals:

Data shows that limited supply is associated with greatest rent increases in low-income neighborhoods

Capitol annex

I didn’t think it would be possible for the State to design and build an annex that is more offensive to the senses but it explains the State’s lack of transparency. The annex makes the East East End buildings look like Taj Mahal. Why is it so difficult for the State to construct a building that blends with and compliments the original structure?
