Some more context on this... What Ottawa Soccer says is true regarding park being forced following OLT and Zoning approval. Regarding the garage ramp encroaching on the park, there had always been a second ramp here. It was located within ground floor of original lowrise block that was in this area.

You didn't hear it from me.

Yup, they are 15s & 14s now - can we have the subject line updated to reflect? Thanks

The tower heights were increased to 13 & 14 storeys as part of the September 2024 project resubmission.

Oh, so I guess those aren't accurate and up to date renderings as they're displaying 14/15.

*Another project well done through unit and size reduction! Proud to be strengthening our housing stock in this Housing Crisis - City Council*

Ya, the renderings show 13 and 14 storeys, each with a mechanical penthouse on top. It's the age-old debate about whether of not that constitutes a true "floor". Since the elevations do show the top floor as also being an amenity, I've upped the count. The height measurements were already accurate.

Penthouse is not considered a floor as per zoning.

It is considered a floor by the developers in their advertising, CTBUH, skyscraper forum sites, and typically by the general public, though.

Building height is to high point of flat roofs + 0.3m for parapet.

Exceptions as per section 64. Mech. Equipment, Vertical Transportation and landscape areas allow for some bending of the rules.

You are correct. And that's the crux of the debate

This one has been dragging long enough. So much back and forth over the years. Get it over with a build!

I suspect this one is on hold until the transitway bus detour with the temporary bridge is dismantled and moved. Without a clear boundary it is difficult to know if the detour partially encroaches on this site.

Some hydro poles were added on both sides of the parkway just north of Dominion Station where a future signalized pedestrian crossing will be. The pattern suggests a future temp. Transitway bus stop. I suspect the temp. bus bridge will need to be removed to add the overhead catanary system. Buses maybe detoured along the parkway to Island Park Drive.

Mechanical penthouses are more prominent, minor differences with balconies and how things are finished up. Hoping this is it and they'll start building within a year.

Gotta love these vaporware projects that sit in limbo for ... uh .. decades?

If they don't get on this once the staging area for the LRT gets emptied I'm gonna cry.

Oh, they won't. They're going to wait for the condo market to return. I don't recall this one ever been changed to rentals?

Fair point. This is a great location in so many ways and now you also have the updated Westboro beach just down the road.

Apparently Toronto only sold 37 condos in September? It's like an apocalypse.

It's crazy how even in a housing crisis, condos don't sell. When a condo is the same price as a bungalow, with less space + condo fees, something doesn't add up.
