While always hopeful of development on Waterfront Drive, I am cautiously concerned a project on such a small site compromises the larger parcel behind it..
I’m certain some discussion have taken place with that business / property owner to date and in the past, but impact on their property and future development is huge. Is 24 units on that parcel really the best way forward? Will it be ANOTHER black building?
Is a development on that parcel beneficial to the area? Yes... Has CV done all they can and exhausted all opportunity of a larger contiguous development? I don’t know.
We are still waiting 5 years latter for the Waterfront / Duncan site to move forward. Are there any teeth in that sale / development agreement?
There is still the Alexander Docks which really needs to come together again five years latter.
Much wants to happen on Waterfront North but there are a few governmental log jams which need to be cleared quickly.
Finally, as mentioned many times previously, the encampments on Waterfront Drive and the challenges which go with it really are holding up hundreds of millions of development. That capital will be allocated elsewhere unfortunately…
While I’m not proposing specific solutions, robust ongoing discussions and decisions leading to resolutions are required.
