Wow, looks like it could be on Marinaside Crescent circa 2001.
But they still look better than a lot that's being built these days

I don't remember them announcing a community centre (without it being specifically for the residents) before so that's good, considering how many people will be living here. I found this amusing:

I’m happy to see the sticking medical/dental on the second floor and keep more interesting on the ground.

33,000 ppl is pretty good!

That's not a credible population number for 12,500 new apartment units. If you look at Metrotown's population and housing for example, there would be about 24,500 people in that number of units. If they were building more SFDs in Southgate City, and around it, a larger number might be achievable, but they're not. And that's presumably partly replacing some existing homes, so the net gain could be a bit smaller.

This whole scheme is too greedy. A cluster of towers 1-1.5km away from Edmonds station, without frontage on any major streets, and with basically no transition to the SFH surrounding it? The residents are mostly gonna be driving unless they live at the western most portion of the site, which is still a 10-15min walk to the station. This should've been closer to the densities at the bus depot site in CoV, tapering off to the east

But then the City of Burnaby might have had to upzone some of those SFHs surrounding it to achieve the same number of housing units, which of course was completely unacceptable to them.

In 2022 they were saying:

More details of the next phase. I assume Jade 1 and Jade 2 will be the second phase and the Safeway will be the third phase after Jade 1 and 2 are done?

Yeah. Every time I drive by this place I ask myself why would someone buy here!? Why not just go to Lougheed/Burquitlam that's a short drive away? More transit, more nature, more shops etc.

I really don't like the River District area (not talking about the project, but the area itself), but that area is a short drive away too. Can buy there as well.

I don't get it.

The answer is Burnaby would rather allow 40 storeys a 15 minute walk away from a Skytrain station on industrial land than allow 6 storeys right next to one on SFH land. Obviously.

Also the developer doesn't need to purchase and assemble dozens of individual lots.

You only need to assemble 2 or 3 lots in many areas in Burnaby with bigger lot sizes adjacent to Skytrain. Think Burquitlam, Lake City Way, Production. I don't think Burnaby was concerned about developers' ability to assemble land when it came to their 'Grand Bargain' strategy.
