Fire Station #4

About this project

The City of Burnaby has replaced Fire Station 4 with a new station, designed to meet the needs of our growing city, in a new location.

The new facility is on City-owned land on Greystone Drive, across from Squint Lake Park and directly adjacent to the Trans Mountain tank farm. It replaces the old Fire Station 4 (on Duthie Avenue) which was built in 1956.

The new fire station is complete and will be fully operational in July 2024.

Some key features of the new Fire Station 4 include:

15,000 square feet, gross floor area
3 drive-through bays for vehicles
separated decontamination space for crews
seismically designed to meet post disaster standards
In addition, the new Fire Station 4 aligns with the City of Burnaby’s Climate Action plan, which focuses on sustainable and energy-efficient buildings. Key examples of this include:

low carbon energy with no natural gas used throughout the building
energy efficient envelope
stormwater management system that slows the impact of run off into local streams
final interior finish that uses less materials throughout the building
reflective colour roofing for low solar heat gain
solar ready roof to help push towards net zero energy in future

OpenForm Revises 40-Storey Tower Proposal For Burnaby Honda Dealership

For me it comes to location and funding.

If the location is at Smith/Kingsway (where there's supposed to be a provision for a station) then I think it makes little sense considering that would be less than 600m from Patterson and it wouldn't unlock much new density. If it's at Boundary/Vanness then that's very interesting as it's equidistant to both stations (800m) and does unlock density (I haven't done the math to see how much though) - I just don't see how they'd do it there as it was never provisioned for a station.

Funding wise if they can self fund (and/or also get other future developments to fund it) then I'm for it. Capstan had to raise $32m so figure it's $50m for this one? This development is about 2,500 units so $10k/unit is $25m. Maybe enough density is unlocked to develop another 2,500 units in that area that would contribute to it?

Chicken and Egg scenario.

Does the skytrain station/transit stop induce development/density, or is there a necessity for already-present density to justify a skytrain station?

In theory (and based on history), having and locating a Skytrain station there (regardless of its proximity to either stations on either side, should stimulate more development and higher density development applications to be sought by prospective future developers for any lots in the vicinity,....because,......well,...that's just simpy what's happened around most transit stations since the skytrain lines came into commission (yes,...."most"...because some have remained flat, development-wise for various reasons (looking at 29th Ave, and Nanaimo stations)).

On the flip side of that argument there's the reasoning that in order to justify a skytrain station you'd need to have density there already (read : ridership) that justifies the cost and expense of adding a station there and the concurrent operating cost increases to Translink.

And since the site is practically within the TOD limit of two already existing stations, the impact of TOD legislation is practically moot as any new development in this area (already 800m from either Patterson or Joyce-Collingwood stations) would necessitate more height/density.

And in this situation, it's the developer that's eager to add a station there, so one would assume that if Translink and the cities are on board with adding a station there, then the developer would find a way to make it work , funding-wise.

But I still wouldn't see it happening until much farther down the road - possibly as a later part of phase 2 of the development, when some ridership has already been introduced and added in the form of the rental towers getting completed and occupied, and potentially other developments in the vicinity getting proposed and/or built before they add on the market towers of phase 2 of this project. Logistically that would be the most ideal situation for all parties as by the time the station would be getting completed, you'd having thousands of riders already added to the line just from this development alone (along with residents of the existing neighbouring development) and potentially others on top of that with any future proposals.

Using the intersection of Kingsway and Boundary as a start, walking to either Joyce or Patterson is only 15 mins. Also one thing that no one here seems to have mentioned is the 19 bus (a FTN route) already has a stop right in front of this development. So it's not as if this is in the middle of a desert with nothing in sight as far as the eye can see.

I wish they'd kept the masterplan architects on to design the actual buildings. It seems that's where the discrepancy in quality is coming from.

IBI's buildings look more UBC campus housing. Boniface is a little more refined.

I wonder why they wouldn't have used them for the actual project other than being too expensive.

80 and 73-story towers approved adjacent to Lougheed Town Centre SkyTrain station:

Council approved the development Sept. 23, including the 80-storey tower and a 72-storey tower with a total of 1,466 market condos.

Both buildings, developed by Pinnacle International at 9850 Austin Rd. and 9858-9898 Gatineau Pl., will have commercial podiums at the ground level with 13,304 sq. ft. of retail space and 515,097 sq. ft. of office space.

Seems like they are bringing down the tower crane for the new student housing at BCIT
