Heights District project could start construction in 2026; Vancouver close to asking for proposals

Construction on apartment buildings that will rise where Tower Mall once stood in Vancouver’s Heights neighborhood could start as soon as 2026, city councilors learned at a workshop Monday night.

The Heights District Development project covers 205 acres in central Vancouver, including the 63-acre Tower Mall Development, which the city plans to turn into a 20-minute community. The project will bring hundreds of residential units — including for low-income families — as well as commercial spaces to the area.

Perhaps more than any project in city limits, the Tower Mall Development is a symbol of Vancouver urbanizing out of suburbia.

The city will issue a request for proposals next month for the first three parcels pegged for development. They are on the northern side of the district near East Mill Plain Boulevard and North Devine Road.

Seems like a good urban district to connect to downtown Vancouver with light rail.

It looks like Clark County may beat Washington County in the In-N-Out race. I haven’t seen anything about the proposed Hillsboro location in what seems like a couple years.

In-N-Out is coming to Ridgefield; Clark County lands popular fast-food joint before Portland

Quote:
Clark County residents craving a cheeseburger animal style are in luck. California fast-food chain In-N-Out submitted an application earlier this month for a Ridgefield location.

The restaurant would be the first In-N-Out in Washington, according to planning documents submitted to the city of Ridgefield. The company plans to build near the under-construction Ridgefield Costco at Union Ridge Town Center on Pioneer Street, just west of Interstate 5.

Heights District Development in central Vancouver gains $4M federal grant for infrastructure
Work includes traffic safety improvements and a greenbelt path for pedestrians and cyclists

The first federal investment in the Heights District Development in central Vancouver was announced Monday by U.S. Sen. Maria Cantwell, D-Wash., and U.S. Rep. Marie Gluesenkamp Perez, D-Skamania.

The $4 million investment comes from the appropriations package President Joe Biden signed into law Saturday. The money will be used to make initial infrastructure improvements.

The Heights District Development covers 205 acres in central Vancouver, including a 63-acre parcel off Mill Plain Boulevard where Tower Mall used to stand. The project will bring hundreds of residential units — including some for low-income families — as well as commercial space to the area.

“Infrastructure investments like these are necessary in order to transform the up-and-coming Heights District into the economic engine that Vancouver leaders are envisioning,” Cantwell said in a statement.

This district sounds really promising, I do wish that Vancouver would push to extend a light rail line or build their own light rail line from downtown Vancouver to this new Heights District and start to create an urban corridor between the two areas.

ZoomInfo and its 600+ employees ready for Vancouver Waterfront move

The thriving Vancouver Waterfront will get another big boost next year when ZoomInfo’s 600-plus local employees begin moving into their new world headquarters.

Lincoln Property Company, the developer on the project, is on schedule to complete the 366,000-square-foot building, on land owned by the Port of Vancouver.

“People are really excited,” said Chad Herring, ZoomInfo’s (Nasdaq: ZI) chief human resources officer. “The new space is fantastic, the design of the building, the architecture, and it’s in a great location.”

The building features stepped outdoor terraces that rise for four stories and are open to the public, offering river and mountain views. It’s located just west of the I-5 bridge, in the section of the waterfront known as Terminal 1, the site of the 100-year-old original working port of Vancouver.

That is good news for Vancouver, it has really turned that little area into quite a nice nice urban district.

This is some level of suburban sprawl. The new Union Ridge Town Center is 20 miles north of Downtown Portland (Downtown Vancouver is only 7.5 miles north).

Costco announces opening date in Ridgefield
Fire marshals completed final inspections

Ridgefield’s new 160,000-square-foot Costco warehouse will open Aug. 29, according to the retailer’s website.

Clark-Cowlitz Fire Rescue recently conducted fire sprinkler inspections. Fire marshals also checked shelving and storage configurations, according to Clark-Cowlitz Fire Rescue’s Facebook page.

As the third Costco in Clark County, the business is expected to generate $700,000 per year in local tax revenue and provide 300 to 400 jobs, according to the city of Ridgefield. The new Costco is at 519 N. 56th Place, near Pioneer Street and Interstate 5.

The Union Ridge Town Center project includes the warehouse and adjacent fuel station, along with 13 commercial, food service and retail buildings on approximately 80 acres.

One of the food openings will be Washington’s first In-N-Out. The California burger fast-food chain hasn’t announced a date for opening but is also planning a Vancouver location.

Work begins on a new 6 over 1 on Main St in Vancouver. There’s a bit of a disconnect along Main St between the uptown and downtown areas, this project should help close the gap. I hope to see the automotive repair shops and US Bank location redeveloped eventually.

New parking garage along Vancouver waterfront adds more spaces to popular area

The new garage adds 50% more parking spots, which business owners and visitors say might encourage more people to hang around.

VANCOUVER, Wash. — At eight stories tall, the new parking garage along Vancouver's waterfront development project will bring some much-needed parking relief to the already busy and popular area.

Gramor Development, who is the principal owner of the 32-acre waterfront property, partnered with two architectural companies with the garage's design. International Parking Design from Los Angeles did the main garage and TVA Architects handled the exterior's design.

We're making moves on central Vancouver's future Heights District!

On Monday, City staff and the Heights Community Investment Committee (HCIC) presented their recommendations for development teams to the City Council for the first three City-owned development sites located at Mill Plain Boulevard and Devine Road. After an RFP period and a thorough review process, the following development teams were selected:

- Edlen & Company for Site B
- PALINDROME for Site C
- Related Northwest and Vancouver Housing Authority for Site P

Each of the sites will include a mix of affordable housing, some market-rate housing and ground-floor retail space for local and small businesses.

That parking garage is so needed. Everytime I’m over there where i admittedly find myself a lot being from Portland, the waterfront there is always slammed. How Vancouver developed such a world class waterfront is beyond me
