Downtown Miami’s Natiivo tower has been submitted to the Urban Development Review Board (a meeting is scheduled today), with plans prepared by Arquitectonica.

Here are a few of the revelations made in the newly filed application:

Tower Height
Natiivo’s highest inhabitable floor will be level 51 (there is also a mechanical levelabove that). The top height of an architectural feature that encloses the mechanical area is 588 feet above ground.

Parking
Just three floors will be used for parking. It appears meant for valet use, with a total of 459 spaces that are stacked. Miami 21 zoning code requires a minimum of 140 spaces be built, mostly because there is office square footage that cannot have parking waivers. No parking is required for the residential or condo-hotel units, since the site is within 1,000 feet of a Metromover station.

Podium
There will be nine levels in the podium.

The ground floor will include two separate lobbies for the residential and office areas, along with a large restaurant, a small amount of retail, a driveway, and loading areas.

A mezzanine level with mostly service area will be located above.

Parking will be located on levels 2, 3 and 4. Office space will occupy levels five through eight, with 129,244‬ square feet of net leasable space on those levels (14-foot ceiling heights).

Residential & Hotel
The total unit count is 604 – exactly the maximum permitted by zoning for a lot of this size (500 units per acre).

The average unit size is 782 square feet, with a total of 472,196 square feet of rentable/salable space. The total rentable/salable square footage for the tower including office and retail is 609,683 square feet.
