27-01 Jackson Avenue Awaits Construction In Long Island City

Construction activity has yet to begin at 27-01 Jackson Avenue, the site of a planned 27-story building in Hunters Point, Queens. Fetner Properties under American Lion, LLC is the owner behind the permit applications for the proposed 336-foot-tall mixed-use project, for which SLCE Architects is listed as the architect of record. The property is located at the corner of Jackson Avenue and 43rd Avenue.

Green sidewalk boards surround the entire perimeter of the vacant lot. No construction vehicles or equipment are visible, and it is unclear when activity will commence. The 3D Google Earth view shows the square-shaped site scattered with cars and scraps.

Renderings were released some time ago for 27-01 Jackson Avenue, as seen above, though they may be outdated at this point. Nonetheless, its planned height and bulk would certainly contribute to the growing vertical density of Long Island City. The superstructure will span 151,141 square feet, with 139,891 square feet designated toward residences and 11,250 square feet for commercial use. There will also be a cellar, ground-floor retail space, and 91 enclosed parking spaces spread across the first three stories. Homes will average 1,006 square feet and begin on the sixth floor. A portion of the total inventory is reserved for affordable housing, but an exact figure remains unknown.

The closest subways are 7, N, and W trains at Queensboro Plaza and the E, M, and R trains at Queens Plaza. There are elevated vehicular ramps that rise on the eastern side of the property and an abutting low-rise structure, operating as the Hyatt Place Long Island City, immediately to the north.

A completion date for 27-01 Jackson Avenue has not been announced.
