Greenpoint superfund site will give way to 325 apartments:
The former Harte & Co. plastics factory site will give way to two six-story residential buildings designed by ODA

It’s official: plans to replace Greenpoint’s toxic Harte & Company plastics factory with a residential development are moving forward. All Year Management is the new developer behind the project, according to The Real Deal, which first reported on these building plans. All Year Management is also one of the developers behind the Rheingold Brewery redevelopment in Bushwick. Incidentally, the firm was also identified as one of New York City’s 10 worst landlords last year.

In Greenpoint, the former factory will soon be demolished and make way for two six-story buildings located at 22 and 26 Clay Street, respectively. Together these building bring 325 new apartments to Greenpoint. The structure at 22 Clay Street will also have 6,000 square feet of commercial space. In all, this mixed-use development will span 244,000 square feet.

The project came about after All Year Management picked up this site from a group of investors in April for $55 million. The sale has yet to close according to TRD, but the developer has filed plans with the city’s Department of Buildings nonetheless. All Year Management is working with its frequent collaborator, ODA New York, on the design of the building.

Previously, an unnamed LLC had filed plans to bring 400 apartments to this site, but that development never materialized. All Year Management is currently working with the Department of Environmental Conservation to clean up this superfund site before development can get underway.
