Years in the Making, This Through-Block Residential & Hotel Project May Finally Be Coming to Chelsea

Two weeks ago, permits were approved for a mixed-use project located at the former site of St. Vincent de Paul Church and the Townhouse Inn of Chelsea at 125 & 131 West 23rd Street. Those permits were originally filed back in 2014, calling for 29 apartments on the lower floors and 246 hotel rooms on the upper floors – an oddity that YIMBY pointed out is the opposite of what developers tend to do. However, with new zoning documents (that have since been disapproved), we now see that the owner, Hotelier Jeffrey Dagowitz of JHG Holdings, plans to erect two towers, connected by the existing church building. The church's former parishioners fought for years to save the structure, but that battle ended in 2016.

Zoning documents show the block-through project, which utilizes the 24th Street parcels, will feature a 13-story (170 ft) residential tower fronting 23rd Street and a 39-story (466 ft) hotel fronting 24th Street. The church facade will be integrated into the residential portion and Stonehill & Taylor West are serving as the architects.

The floor schedule shows amenities like a fitness center, bike storage, and roof terrace will be included. In addition, there will be three retail spaces and a restaurant on the ground level.

helsea is clearly a hotspot for residential developments but in the recent years, a number of hotels have been popping up, including the Lam Group's in-progress 43-floor hotel across the street at 115 West 24th Street, which Stonehill & Taylor West are also designing.
