Winston-Salem is the Second Best Tech Market for Women!

Columbus Monthly said "Downtown Winston-Salem, just over six hours from Central Ohio, is the kind of place other downtowns wish they could be."


Lauren didn't provide an 80s song for this month's update (recovering from a cold/flu), so I guess I have to select a song? I also have the same cold/flu she has.

Bailey South: Built!
Yes, this project is completed, but I think enough people want to see this retail space upfit to provide updates.

If you're excited about the development happening in downtown's IQ District, this downtown neighborhood is organizing a regular community bike ride. Cyclists have requested this and it could be a fun way to meet with others and see the changes happening.

351 North Patterson:
This is a proposed 12-storey hotel and residential building planned for downtown's IQ District.

The developer is calling the space between the proposed building site and the white building an alley and want to close it for construction staging:

The park is expected to be completed by Spring of next year.

This proposed new building will have retail fronting Merschel Park and Third Street. Completion is set for Summer 2023.

Kaleideum Science Museum:
This project is now applying for permits. According to those permits, it will have a theatre with a 40 foot / 12.2 metre diameter domed screen and two floors of rooftop exhibit space. Liberty Park is included in the project, so the park and museum will be like one project. They will be posted separately on this thread, with the City owning and funding the park and the County owning and funding the museum. It (museum) will be steel-frame with composite decking. The museum is just a few hundred-thousand-dollars short of finishing its fundraising efforts for exhibits. Please donate, if you can.

Brenner Childrens Hospital Outpatient Center:
Proposed as a bright, modern and inviting outpatient center with comprehensive pediatric clinics and services. It will have imaging, over a dozen specialties and subspecialties, lab and pharmacy services.

Not much of an update. This 10-unit project is 11,520 square feet in size.

Gallery Lofts II:
I'm showing this as a new development, due to another developer buying the project. A developer from Atlanta has taken-over this apartment project and a neighboring building. TriBridge will now become the developer. With this change, we could see a new architect and a complete change in the project. This new developer said they like to find the next up-and-coming places and stay a step ahead of everyone. Winston-Salem is the next up-and-coming place. They have already secured financing. An elementary and middle school, across the street, worked to have a five-storey height limit placed on this project. I'm guessing that height limit will transfer to this new developer?

WFBH ED/OR/ICU Tower:
This 11-12 storey project is 420,000 square-feet and will be completed in 2025. As part of the project, they will also renovate 130,000 square-feet of additional space. With the new 11-12 storey building planned for completion in 2025, I'm guessing construction will start next year? I was told The Beck Group is the architect for this project, but I haven't confirmed the architect information. The other information is confirmed, though.

Artreaux Apartments:
This project is designed for young creatives. Ground breaking is set for June 2021, with completion in 2023. Yes, we finally have a rendering!

International Viticulture & Art Resort:
A winery and Jon Kuhn-themed glass art resort. The project includes a hotel and conference center, fitness center, office space, a performing arts center, a Jon Kuhn Museum, boutique shopping, restaurants, golf, boating, hiking, horseback riding, and more. Metropolis Architecture is the architect. No general contractor at this time. It's interesting to watch the Winston-Salem area become a popular place for tourism.

Sentinel Commons:
The developer is in talks with additional tenants that could bring the building up to 100% leased by this Summer. This has led to the developer officially announcing they will convert most of the retail/restaurant space to office space. Yes, there is very high demand right now for downtown office space. With lease talks underway, the developer is now preparing to start on the final exterior renovations to complete this project. It's amazing to think demand for downtown office space is so high they may convert the entire building to office space! Wow!

Blanco Tackabery Law Firm Headquarters:
We should discuss this as a separate project. Their name will be on the building and they leased most of the building. This historic building won the North Carolina Chapter of the American Institute of Architects “Building of the Year” award for 1927. The design is based on Independence Hall and was the headquarters for one of the city's major newspapers. It will now become a law firm headquarters. Lambert Architecture + Interiors is the renovation architect for this adaptive-reuse project and Frank L. Blum Construction is the general contractor. Completion is set for later this year.

We now have a completion date. This project should be completed by Labor Day.

Interstate 74:

I think this is construction of the big I-74 / I-285 / I-274 stack interchange? Two of those highways are new construction and the other is a major highway upgrade project:

624 North Trade:
It appears as if this project is about to move forward! LMI Builders will be the general contractor and they are preparing to start interior demolition. They must have signed a retail tenant? This is located in the highly desirable Downtown Arts District, between two very popular bars.

Cloverdale Redevelopment:
Workers have completed demolition of the 1940s buildings on the site. Yes, this is gentrification. Luxury apartments will replace the demolished apartments, with completion of this new development project set for Spring 2022. Lomax Construction is the General Contractor. The newer buildings will have a higher density.

New Headquarters:
The State of North Carolina is in incentive talks for Project Health. Winston-Salem is the front runner city for the corporate headquarters of a vitamin & supplement company. They would move to Winston-Salem from New York and consolidate everything here. The company is currently in talks to buy a 400,000 square-foot building for the headquarters. This project is seeking incentives from the City, County, and State. They will bring hundreds of jobs to Winston-Salem and spend millions on the upfit. We should know more next month.

Winston Lake Park Improvements:
This project is now under construction. Completion has moved to November 2021.

Bowman Gray Stadium Renovation:
Workers installed fixtures in the east side restrooms and installed equipment in the east side concession stands last month. Everything on the east side should open this month, if it's not already open. Work on the west side has now started and they finished regraded the football field. You'll notice they are starting sod installation on the football field.

Roar:
Jamaican restaurant Irie Plates is the newest tenant in Ford's Food Hall. Ford's Food Hall is named for the building's original use in the 1920s as a Ford Automobile Assembly Plant and Showroom.

Quarry Park Phase II:
It is now official. The City has selected Barr Construction as the General Contractor for this project. Value engineering is completed and work is ready to start. This phase of the project will add picnic shelters, a signature playground, a bouldering wall, bridges, slides, more shade structures, stairs to the overlook, and a butterfly garden.

Metropolitan Mixed-use:
We have a new rendering and we now know the name of the General Contractor! The General Contractor is West River Construction. This is proposed between Fourth and Fifth streets, next to downtown's IQ District.

500 West 5th:
This tech company office building will be connected to the under-construction Link Apartments 4th Street building, allowing apartment residents working in this building to go-to-work without going outside in bad weather.

The Easley Apartments:
Brickwork has started. This massive apartment building is designed for young professionals. 225 of the 300 units will be one-bedroom units. The other 75 units are two-bedrooms. Most of the residents in this developer's properties are young professionals. Amenities include smart locks and thermostats you can control with your phone. A one-bedroom unit will rent for $1,300 on average, if you're interested.

The wood framing is now rising for the second floor. The building will have six floors above Fourth Street when completed. This building will be connected to 500 West 5th tech company office building, so apartment residents can go to work in the neighboring building without going outside in the rain, cold, or snow. A very innovative way to reduce foot traffic on the block. It will also have an outdoor fireplace, paws spa, a yoga studio and lounge with kitchen, and will be constructed to green building standards. I'm not sure if it will seek LEED or other certification? Completion is now set for Spring 2022.

WSTA Route Study:
Winston-Salem is currently seeking money to pay for a route study. It will help to improve bus service and identify any new bus routes that should be added in the city.

The Winston-Salem Portrait Project moved to another park. Oliver Cycling Park has too much proposed for it, so they moved it to Winston Square Park. I'll post it anyway.

AeroX Innovation Hub:
Hangar One is now AeroX Innovation Hub. A consulting company was hired and they are working to make Smith Reynolds Airport the first to adopt new rules on flying unmanned aircraft. The innovation hub seeks to become one of the leading UAS research centers. Currently, the airport is seeking Federal and State funding.

Salem Parkway Bike & Pedestrian Path:
The City is currently waiting for NCDOT approval, which should happen this month or next month, and authorization to proceed with selecting the GC to start work. Construction is expected to restart in Summer 2021, with completion set for 2022, for the bicycle flyover bridge and paths leading to it. The western part of this project may not start until Fall 2021 and is viewed as a separate part of the same project.

Salem Creek Greenway Extension:
Design for this project is completed and the City is seeking NCDOT approval. When they have approval, the City will begin acquiring ROW for this project.

Downtown Streetscape:
The City of Winston-Salem is converting a car travel lane on First Street into a new protected bike lane, using concrete barriers that can also be used as sidewalks. The City of Winston-Salem has poured the first block of concrete barrier sidewalks and shared the photograph, below, of the work. The City will repave the street and convert it to two-way traffic as part of this project. The new protected bike lane could be the most exciting part of the project, though.

Smith Reynolds Airport Projects:
The CARES Act included $4.45 million for Smith Reynolds Airport. This money will be used to complete projects that are expected to bring 200 new jobs to the airport.

Rails-to-Trails Bicycle Commuter Highway Expansion:
The City is currently working to move the North-South Rail Transit System project forward on this path and they are also starting a feasibility study to extend this bike and pedestrian trail alongside the rail transit line. They would construct a boardwalk path for cyclists and pedestrians, which will allow the rail line to be used for rail transit when federal money becomes available. This could become a bike, walking, and rail transportation project for half of the proposed rail transit system's route! Very exciting!

Rail Streetcar System | North-South Rail Transit System:
Winston-Salem City Council, in late-March, agreed to make it a priority to have its streetcar and light rail line as shovel-ready projects Winston-Salem can present for any federal money approved in an infrastructure bill. They also want Winston-Salem in front of NCDOT in all rail transit discussions, with an aggressive effort to have the city highly ranked on their lists, including funding. City Council also wants to talk with its local lawmakers on assisting with gaining financing to build these rail transit lines. This is an interesting time, with Transportation Secretary Pete Buttigieg speaking of working more with local governments instead of states. It's exciting to see all City Council members wanting rail transit and wanting to be aggressive in making it happen.

Best Tech Markets for Women:
According to LendingTree, Winston-Salem is the second best tech market in the nation for women. Winston-Salem is one of only two cities where women, on average, earn more than men in tech jobs (U.S. Census Bereau).

River Otter Mural Wins National Award:
Winston-Salem's River Otter Mural won the Knope National Championship. It competed against 85 other nominees for the award. The City will win a trophy, world acclaim, and one year of free membership to a government leaders organization.

Fast Growth and a Housing Shortage:
Winston-Salem City Council Member Jeff Macintosh said Winston-Salem housing prices are beating everywhere else in the State and compared what we are currently seeing to what we saw after World War II, when cities had extremely high demand and very low supply of new housing. The City of Winston-Salem is currently making UDO changes to make it easier for developers to fill the high demand with higher density housing options. Winston-Salem wants and needs more housing and is working to respond. If you want to move here, everything possible is being considered to create more housing to meet this high demand.

6th Most Nostalgic Main Street:
The Pioneer Woman Magazine ranked downtown Winston-Salem's Old Salem District 6th on their list of the top-30 nostalgic main streets in America.

Winston-Salem Has Highest Home Price Increase in North Carolina:
According to CoreLogic, home prices are increasing faster in Winston-Salem than in anywhere else in North Carolina, at nearly 12% for February alone. Winston-Salem is consistently ranked among the top cities to move to for those who want to work-from-home and is seeing a major increase in people moving here from northern cities, including Boston, Chicago, Philadelphia, and New York City. Prices increased by around $60,0000! Wow! It's a nice city for young professionals, as you can see in each month's updates.

Another Magazine Writes About Winston-Salem:
Winston-Salem is a great place for people who love the outdoors, from mountain biking, to climbing, to kayaking, to hiking, and more. Columbus Monthly said: "One of the best things about Winston-Salem, other than the food and the people, is its proximity to scenic natural recreation. Never has that felt more important than during the pandemic. A.J. Jackson, northern Piedmont representative for the Carolina Climbers’ Coalition, tells me he thinks of the region as a hidden secret. “I have friends who have moved here specifically because they could climb after work,” he says. “You could have a job and then easy access to climbing and bouldering, or hiking, or mountain biking. It’s great.”

This city is getting discovered. I see Winston-Salem in rankings and articles every week. I often say that I get to post on the state's fun city and it's so different from the other large cities in North Carolina.
