A high-end office building has broken ground north of Buffalo Bayou just west of downtown.

At 18 stories, the property will be smaller than the many of the city's soaring towers, but likely just as nice.

This project is unique in what it has to offer to this growing and thriving submarket area," developer Ernie Cockrell of Pinto Realty Partners said in a statement. "With all of the surrounding development and amenities, this office project will bring a new set of standards to how businesses view their office space and the environments in which they conduct business."

The building is going up on Willia Street, just north of Spotts Park and near the intersection of Memorial and Waugh.

"You've got the park on one side, incredible views of downtown and Washington Corridor out your back door," said Michael Anderson of Colvill Office Properties, which is leasing the building.

Anderson said the property will be marketed to companies in and around downtown that want accessibility to the city's main business district but don't need to be right in it.

Rents are expected to be in the low- to mid-$30s per square foot range.

The building will be close to Buffalo Bayou Park, which runs from downtown to Shepherd and is undergoing a $58 million restoration
