Morris Adjmi-Designed “Front And York” Revealed At 85 Jay Street In DUMBO, Brooklyn

Located in the Brooklyn neighborhood of DUMBO, new renderings and information have been revealed for the future site of 85 Jay Street. Bound by Jay Street, Front Street, Bridge Street and York Street, the large rectangular parcel of land was one of the biggest undeveloped sites in the neighborhood, and has long been used as a parking lot. The lot was previously sold for $345 million dollars from the Jehovah’s Witnesses three years ago. The site is now addressed as “Front and York” and will be designed by Morris Adjmi Architects and developed by CIM Group and LIVWRK. 1.1 million square feet of condominiums, rentals and retail space is expected to result.

The building mass consists of a nine-story podium that covers the entire block. Two twelve-story components rise offset on opposite corners of the podium floors, and conclude with a flat roof. This ensures residents with a northern exposure can see the skyline of Manhattan and the East River, while those facing south can see Downtown Brooklyn and the morning sun. The grid of square-shape industrial style windows cover all elevations in an even pattern. Morris Adjmi designed the ground floor with large, wide arches that open up to the extra-wide, tree-lined sidewalks. The arches were inspired by the spandrels of the nearby Manhattan Bridge, which residents will also have a perfect view of when looking north.

The interiors will consist of one- to four-bedroom units while amenities include a rooftop deck with a swimming pool, private underground parking space, and one of the city’s largest private parks designed by Michael Van Valkenburg Associates. Sales of the units are expected to launch later in 2019.

The site is easily accessible from the York Street subway station on the F train, located just across the street at the intersection of Jay and York streets. The A and C train at High Street, 2 and 3 train at Clark Street, and the East River Ferry are also a short walk from Front and York. Local coffee shops, cafes and bars surround the area along with the number of parks and esplanades that line the East River that include Brooklyn Bridge Park, Empire Fulton Ferry Park, Main Street Park and John Street Park.
