All in all, the neighborhood had been hurt in recent years as the majority of undergraduate classes were shifted to the suburban campus, and many smaller businesses suffered. 2020 shutdowns and remote learning also was a hit. However, there may be some positive momentum occurring as home buyers are unable to find enough homes available in the North and West Side neighborhoods and are looking more at this part of town. There are new student apartments also being constructed in the area due to proximity to the metro stations, although a larger project was stalled while in-progress during COVID, and now costs and funding are an issue.
