I think 260 is not bad for the area at all, and in terms of the cladding, not great but better than the exisitng Riverview it would appear. Not sure we would get much more from this as Realen is sort of mass producer of apartments so this may be the best we can get from that.
I would still love something more grand and substantial on the lot closer to Market on the river but this is a really infill on this small lot - will add a lot the area both for visuals and foot traffic
This will actually frame out 676 on the 76 approach considerably

...and I agree, I think 260 is a fine height. I'd rather have a 22 story tower than a surface parking lot
