I've seen the same general trend here in Pittsburgh. Retail is back and almost as busy as ever - everywhere except for the CBD.

Exactly! Resident-heavy areas tend to be doing relatively well, but not the office and tourist areas. (Well, my local tourist areas have been packed lately, but they weren't for a year.)
PS, Pittsburgh's CBD was pretty busy on July 4 toward the Point.
