1. This is a preliminary design, and it's actually a pretty good design even though it's playing it safe.

2. Conshohocken is a completely different market than Center City Philadelphia. Tenants in Center City are willing to pay way more per square foot, hence better designed towers.

3. 1600 Market (PNC Bank Building) was built in 1983. I also happen to like this building and it's black glass. 1234 was built in 1973 for a transit agency (who is not going to pay top dollar for rent), hence a lesser design. Plus, these buildings were built in the 70s and early 80s. Please find me a well designed building from this period in time... I'll wait.

I think we have reason to be optimistic about getting a better design here than their Conshohocken and 70s and 80s projects.... ESPECIALLY if they get a big name tenant willing to pay the money.
