Midtown West and MW North have numerous towers that were built in the last 5-10 years. The whole area has changed, and a bulk of new Manhattan towers have been in this general region. To prove this, check out aerials comparing the West Side 10 years ago vs now; along with tower addresses built in the last 5 years (over 100m). Midtown is headed in three trajectories in my view.

1) Expanding ever so fast towards the West, right to the Hudson.
2) Spilling over to Queens on the East side with LIC
3) Moving South past 33rd onto 20th street. And at an accelerated rate, especially on or around 5th and 8th Ave.

Meanwhile, downtown (Lower) is expanding

1) Northeast towards LES. Somewhat creating a pincer formation between the areas separating two CBD's.

At the way its going, Manhattan will down the line have what appears like one massive, Midtown like area when the major skyscraper nodes touch from a tower perspective.
