University is a large corridor in the downtown area, that is until you get to the core where it's only 1 lane, but still it could be a great street and has lots of potential. It's kind of a shame the city hasn't been able to really develop that corridor between downtown and the university all these years, but maybe it's about time they try populating it and adding some more commercial density.
