The brochure for the St. Pat's site lists unit counts for that end of Quinpool:

Just for the block or so by Robie, not counting the St. Pat's site itself, but including the Keep, it's 584 new units. I'd guess a ballpark of 1,200-1,400 new units for all of Quinpool. This has got to amount to more people than currently live along Quinpool Road.
