Simple geology as there is flat flood plain that can't be built upon beside the north and south branches of the Thames River. The main branch from the forks westward has high banks with steep slopes. The flat flood plain is ideal for recreational sports fields. The lands bordering the main branch of the river were snapped up by developers long ago with little thought by the city to build a large park with sports fields. The biggest exception was the city allowing the development of housing east and west of Highbury Ave on the north branch. Those homes are built on flood plain and it's just a matter of time before we see a 100 year flood.
